TRK, Todd, has done work for us since we moved to the area seven years ago. We bought a TRK house when we first moved here. It was the nicest and best built house we’ve ever lived in. A little too much highway noise pushed up to move which we regret as the quality of this house is not even close to what we had. Nice guy and easy to work with. He can be pretty busy so grab him when you can. I seen one negative review. From a person from San Francisco. Go figure.

We hired Todd to build our home. He was recommended to us by a friend that had him build his home. After looking at his, we sat down and designed our home with Todd. Todd has done a great job and constantly communicates any problems and updates. He does great QUALITY work! Cuts no corners! That's hard to find these days. If you need a custom home built the way you want it, this is the guy to call hands down!

I hired Todd Kamrowski of TRK Development to build a 1,200 sq ft shop with a residential portion that had a full bathroom, canning kitchen, and pantry. TRK was also supposed to build me a house with an attached garage. I waited 2 years for him to do anything for me. Finally in March 2020 Todd said that he could start on my shop.

Todd had plans for the shop and the house, but he didn't follow them. I could have just sketched out a 30' x 40' building with 12' tall walls, a 5:12 pitch roof with a covered porch on a napkin and said go for it.

Plans called for a T foundation with 18" deep footings and a separate slab pour. Instead I got a monopour style foundation with only 12" deep footings. Plans called for 5/8" anchor bolts, but I got 1/2" bolts. Anchor bolt nuts and washers weren't HDG per code. Studs were to be at 24" on center for better insulation value but he set them at 16" o.c. Wall corners and intersections were to be advanced framing for better insulation. That wasn't done and now there are corners and intersections that can't be easily insulated.

Plans called for 1/2" OSB sheathing, he used 3/8" OSB. Sheathing was specified to be nailed per code. Instead it was stapled, but stapling didn't meet code. Then he let the sheathed building sit for 2 months without building wrap during monsoon season. As a result, the OSB was damaged (swelling and delamination) in several places.

Plans called for a 10' x 40' covered porch. He messaged me asking how deep I wanted the porch. I told him the plans said 10 ft. He built the porch 12 ft deep. It was to have five 4 x 4 PT posts on 24" sq footings. He built it with four 6 x 6 untreated posts and he constructed pedestal footings that have NO rebar above grade. He used different post bases and caps and nailed them with 8d box nails, whereas Simpson Strong Tie required 10d and 16d nails. The rafters were to be 2 x 6 DF2 @ 24" o.c. with 4 x 8 DF2 beams. Instead I got 2 x 10 select structural rafters and 6 x 12 glulam beams (which no doubt cost a lot more).

No measurements were taken prior to bracing the bottom chords of the engineered trusses so they aren't properly spaced. Bracing needs to be removed and redone correctly. Trusses weren't nailed to wall top plates per code. The top chords of the gable end trusses have saw cuts where eave outlookers were installed (truss engineering prohibits this without approval from a licensed engineer). Gable end trusses weren't nailed to the top plates. Instead, truss hurricane anchors were hammered flat and used to attach trusses.

The roof underlayment wasn't installed per mfg installation instructions and it was installed so poorly that water was pouring in through the roof, onto the loft floor, and onto the slab floor during a rain storm. It wasn't overlapped properly, it was missing 80% or more of the required cap nails, and it didn't extend over the edges of the roof sheathing. I had another contractor look at the underlayment and he said that if his workers had done that terrible of a job, he'd make them tear it off and install new underlayment the right way. There was also one place where the roof sheathing wasnt nailed at all.

There are more problems than I can list here. But virtually everything he did wasn't according to plans and specifications and/or it didn't meet code. How this contractor can have such a high rating is beyond my comprehension! Needless to say, I had to fire TRK Development.

My new contractor is blown away by the "shoddy" work that he is having to repair and work around.
