I highly recommend Titan for your retrofit project. From my initial contact with Ilya, he provided thorough answers to all of our questions, met us on site and invited us to tour their offices and fabrication warehouse. We were able to process the engineered plans and screening report within 2 weeks during Covid with no issues. They just completed our first of 3 buildings, one in weho, 2 in Beverly Hills. We are confident they will handle the next 2 with the same reliability, workmanship and fair cost to complete these required retrofits. Once you shop around like we did you will find they stand out amongst the rest in the competitive market.

We had had an independent engineer design our retrofit and had the permits done. We started the process of getting quotes from multiple contractors until we got to Titan! While they gave us a bid that was lower than the others they got, in their review of the plans, they noticed that it could be redesigned to cost us significantly less. Even after paying their engineer approx $3k for a new design/permit, the overall cost saved us around $12k. They took care of everything and construction start to finish was delivered 2 weeks ahead of schedule. Very happy with Elir and his team.

My HOA Board/Cardinal Management hired Titan to do the mandated retrofit of our multi-building complex, and Titan increased the cost from the original quote and went overschedule. Despite this, the HOA Board/Cardinal Management hired them for a second project, even before the first project was completed, so it appears that they like Titan...

However, this review will focus more on my personal experience. I had several problems with Titan entering my individual garage, doing shoddy work in there, and not communicating properly with me.

As part of the retrofit, Titan tore down some of my garage's wall, and in that process they removed my garage opener button and wiring. This essentially broke my equipment. I was told that they would fix that, and when the wall was repaired and painted, I was shocked to see that they had put up wiring and a button but had done it terribly. For one, the button did not work, but the wiring was not straight, the flat staples squished the wire, and they didn't even use two screws to secure the button! (Pictures attached.)

I was flabbergasted by how unprofessional the work was and looked, and I was assured that they would have another technician fix it later. I was not given a specific date but a window of when to expect a fix, and I was assured that this time a specialist would work on my equipment.

I went away on vacation, and while I was gone, Titan entered my garage. But they did not fix the bad wiring or the button... Instead, they also ended up breaking another part of the garage opener.

When I returned home, I was so upset that I told Titan they were banned from entering my garage and that I would hire my own repairman and bill Titan or my HOA. Instead of listening to me, Titan entered my garage AGAIN, but this time my surveillance system got a better video of their work... In the video, I could see that they sent in a painter to work on my garage opener equipment, and he was not skilled in that area whatsoever.

I complained again to Titan about their lack of professionalism and repeated that they needed to stay out of my garage, which was still unlocked because the opener was broken.... The next day, you guessed it. Another Titan person went in there without my permission.

Thankfully, I finally got an outside repairman to fix the damage and secure the garage so that Titan could no longer access the inside. I paid for this myself and submitted the invoice to Titan and my HOA for reimbursement. Status on that is pending.

If you are looking for a soft story seismic retrofit company, look no further!!! Titan is amazing: honest, reliable, trustworthy, efficient. Elir, Operations Manager, was at all times professional, personable, and prompt in his replies to our questions and concerns. And knowledgeable. The entire team was terrific: Wendy in accounting, the office manager Kimberly, and Isaias in construction. This is a family owned and operated business, they work well together. They handle all details of the retrofit from start to finish - including stucco & matching paint (which not all retrofit companies do). Because it is "all under one roof", there are no conflicts with subcontractors.

All city inspections went smoothly, with any corrections taken care of without a problem. Their pricing was more than fair compared to other companies we contacted. And no surprise add-ons, the price they quote you is what you will pay for the retrofit. They left the premises in good, clean condition each day, with overnight parking accessible. No complaints from tenants.

We are out of state owners. We were dreading the retrofit. But Titan made it easy for us, sending photos, progress reports, and maintaining excellent communication.

Amazing company!I have had some horrible experiences working with contractors. Price changes, unable to meet deadlines, horrible work, lack of communication, etc. I was already prepared for this to be the case with Titan but needed my property retrofitted. I am beyond impressed with their work ethic and professionalism. They took care of my retrofit from beginning to end. I had previously hired an architect to do the plans and that in itself was a horrible experience. I knew the plans were wrong and the way he wanted the retrofit to be done would be extremely costly. When I called titan they gave me another option and made better plans. They took care of everything and kept me informed throughout the process. They completed the work within the timeframe that they had given me. My tenants never had any issues. The parking lot was clean and available at the time they were told.I am very impressed with this company and the work they did. I highly recommend this them!

My Uncle owns 3 apartments that needed a soft story retrofit and the team at Titan Commercial Retrofit took good care of him. My Russian Uncle never met a contractor he was happy with, he always found something wrong with anyone who came to our properties for service related tasks. But for some reason my uncle created a bond with the staff over at Titan and is constantly recommending their services to his friends and colleagues. He could not be happier, and if you know my uncle, you know that's saying a lot.

As a property manager, working with Titan has made seismic retrofitting extremely easy. They take care of everything from the very beginning to the very end. They've done multiple buildings for me and I have been very pleased with the scope of work that their engineer has asked for. I've seen other plans from other cheaper companies that require a ton of work and they have to spend double on the construction. Titan even exempted one of my buildings! Other companies tried to sell me a full package at over $100,000 for the same building. Instead, by using Titan, all I had to do was the engineering.

Titan Retrofit was awesome in helping us with our seismic retrofit projects. From the start, Elir spoke to us and was very informational. We called him multiple times with questions and concerns and he was very patient. He gave us accurate estimates and the scope of work before the engineering began so we knew exactly what would occur.

The engineering was great. Elir's scope was accurate, they took care of it quickly, and did all the work with submitting to the city. We needed to do so much less than our buildings on our block and saved a lot of money compared to other proposals that we received from other companies.

During the construction process, they were once again very accommodating and quick. There were no change orders or additional hidden costs. Their project supervisor was always onsite and helped with any questions I had. Everything was safe and cleaned daily. None of the tenants had any complaints because they never blocked parking overnight and everything was kept very clean! I really could not be happier with their work and how my building looks. I would recommend Titan Retrofit to anyone needing engineering or construction work for their building!
