Our transition from ASSOCIA to Terra Management effective 1/2025 has been terrible. Ledgers took 3 months to consolidate; unexplained fees applied to accounts not once but twice. One was corrected ,& not the other . And not to mention communication , NO ONE RESPONDS . I have tried to contact management via the portal , email and phone NOTHING all month. If you want efficiency and transparency THIS MANAGEMENT COMPANY IS NOT FOR YOU !

EDIT: In response to them claiming they have only gotten two emails from us. I have attached screenshots, one being a chain of 11 straight unanswered emails to John Curtis. Another 3 to a man named Thomas during the buying process from our real estate agent.

I know all they’re going to do is comment saying I don’t own a property in their community, but this is regarding my girlfriend Brinn Card’s townhome in the Bay at Cypress Creek. So don’t let them dismiss this.

I truthfully cannot believe this is an actual functioning company. We moved into this townhome 2 months ago, and we’ve asked 1 single thing from them…to give us a key fob to use the pool. It’s been the hardest experience of my life. 15+ unanswered emails, 15+ unreturned calls. No one is ever at their desk or available. Our HOA president has the fobs made, they have to do nothing else but charge us the $25 and they can’t even do that. We’re over here begging them to take more money from us and they can’t be bothered. If you’re considering going with Terra, for your own sanity, look elsewhere.

Josie is absolutely awesome! Three of my neighbors and I are replacing our fences and we needed to submit everything to the DRB, but we had less than 24 hours until the cutoff. If we had missed it, we would have had to wait another month. Josie made sure that she had everything she needed from each neighbor and even stayed on the phone with me while we were trying to get missing documents from one of my neighbors. She was efficient and so nice.

I just felt that I had to post my experience with the woman who helped me at Terra Management. Her name is Josie and she was the bright spot of my day. She was able to help me with a website issue that has been a problem for multiple weeks and when I put in requests to the Vantaca website for our community, they were either closed or deleted. So I decided to call Terra and see what could be done with my website issue. Josie answered and was so helpful and friendly. Josie worked with me for about 5 minutes and corrected the issue. Thank you Josie... You made my day.

Terrible Company. They make you jump through many hoops to get anything done, even getting a response from them is a miracle. The Property Manager is impossible to get a hold of and the response to concerns is "Not My Problem."

I dont even understand what this property management company even does.

Edit: they replied, saying I’m not a property owner and basically calling my review fake. That’s what to expect from a company like this. I’m not a contractor. I’m a homeowner that has had nothing but problems from this company. If they need me to name drop Sherri, I can. If they need more specifics, I can give that. It’s crazy how fast they can respond to a negative review but they can’t respond to an email or a phone call or are willing to help you in anyway when you can get a home of them. The response they used is typical for a shady company.

I had to cancel a check due to incomplete instructions and contacted them promptly through the portal to prevent it from being cashed. Unfortunately, they ignored my request and proceeded to cash the check, resulting in a $50 returned check fee. Despite numerous attempts to contact them via email and the portal over three weeks, I have received no response. This lack of communication and disregard for customer requests is unacceptable.

Edit: Terra Management has corrected this situation, for that I am appreciative.

We were requested to update a mailbox Post, to the community standards.However, no information was given were to fine the exact post on both letters I received, other then the color code. After several emails and calls i text Nancy she provied where to find the exact post. Very disappointing, in how the communication was given with no complete instructions. Especially with elderly community members. We have no problem in complying. However, it would have been very helpful to have complete were informed.

First I will start off with my name is Pedro Palomino (for other reviews they look up the person leaving the review to see if they do in fact live in a neighborhood that they manage) and my neighborhood just got rid of Terra management services. The lack of communication and unresponsiveness when homeowners reach out is unacceptable, Terra does not care about the homeowners. My neighborhood fired them effective December 31, 2024 and starting on January 1, 2025 they took in thousands of dollars in HOA fees, as stated above the lack of communication and unresponsiveness has caused homeowners to pay their fees twice for January once to Terra and once to the new company because Terra will not forward our money nor give us a refund to the fees that were paid to them when they should not have been. This is theft plain and simple. Anyone looking at these reviews please consider your options and look else where, as a side note a neighborhood is not obligated to have a management company.
