I love living at the mosaic which is managed by Rise! The property is very well managed- management doesn’t good job of communicating, anything broken gets fixed quickly, the property is always clean and everything is in working order. The concierge works 24/7 and learn who you are- they are always a friendly face 24 hours a day. I was especially impressed during hurricane beryl watching the staff in action outside in the rain keeping drains clear. The concierge came and helped me move some items I needed help with during the storm as well. Overall, they do a great job and I am happy my building is managed by Rise

The Mosaic Team and staff has been doing a wonderful and phenomenal job to help all of us get our power back in as little time as possible during the storm. They are always on top of things and works tirelessly to accompany everyone in rough times as well as on the daily basis. I feel safe, comfortable and happy as a resident here with the team help. Hearthwood II complex is just downright sad! Thugs hang out at all hours of the day and night, selling drugs, fighting, and shooting ON PROPERTY!!!! No reason to pay HOA fees and the common areas are littered with debris from the thugs that hang out all day. Also, let me add that they urinate all on the buildings and stairways...JUST SICK!!!!!! There is now security on the property but is nowhere to be found when things are in disarray and magically pops up after the fact so that's counterproductive. When issues are brought up to the property manager, all we are told is "Call the cops, residents need to call the cops". The property manager literally passes up the thugs in the parking lot and nothing is done. When asked why not hire actual police officers to clean the complex we are met with "it's not in the budget"...They would rather risk people's lives and their personal property than hire the proper authorities to mediate the problems. It's a multitude of issues going on with the property, but the main issue is SAFTEY OF HOMEOWNERS AND REISIDENTS!!!! FIX THE ISSUE AND PUT SOMEONE IN THE OFFICE WHO IS GONNA ACTUALLY DO SOMETHING ABOUT THE ISSUES AND COMPLAINTS!!!!!!!

Thanks for the update. It's great to hear about the "strict enforcement" and all the "new rules". However, your response completely sidesteps the actual issues I raised. While it's wonderful that unauthorized vehicles are being towed and flowers are being planted, these feel like distractions from the real problems. It's impressive that you’ve managed to push loitering and illegal activity off the property and into neighboring areas FOR NOW...Everyone that lives on the property knows that is like putting a band aid on a gaping wound...IT WON'T WORK!

It’s clear that your company is more interested in deflecting than addressing the specific concerns I brought up.

I rode through the complex last week multiple times and snapped only TWO pictures that would raise concerns to anyone thinking about renting or buying a condo there.

The trash was just a piece that I remembered to catch when exiting the property BUT the car with the tires missing is enough to make anyone run the other way!

Yeah, so sorry that your company is attempting to paint this picturesque image as if all is well in Hearthwood II.

I can honestly say The Mosaic Team is one of the greatest people. All are always with a smile so sweet when entering or exiting the building. They handled the hurricane beryl the best.
Deissy has been such a great addition to the building. She is so knowledgeable and always in such great spirit.

Have lived at The Mosaic since 2020 and we absolutely love it. Management and staff continue to show up and go above and beyond. Especially when the hurricane rolled in and we lost power/water. They had an amazing response and showed incredible dedication to the building and it's tenants. Can't imagine a better place to live in the med center.

I’ve lived here two years and no complaints! The front desk is always helpful and super quick. Parking is super safe and building amenities get cleaned daily it’s amazing! The building is overall very clean and quiet, the whole thing is concrete so noise doesn’t travel through walls. With the golf course and museums across the street location can’t get any better!!

The staff at Mosaic is incredibly kind and welcoming. They truly make this building a home, and go out of their way to provide the best service possible. I appreciate the front desk staff so much and they make my life tremendously easier!
