I lived at Arlington Place in Jersey City. Although there were challenges (cleanliness of building, loud street noise and parties/music throughout many nights, and lackluster property management), I had hoped to continue my lease.. however the unthinkable happened: The apartment above me apparently leaked water (behind the walls) into the ceilings of my apt until one day, water pooled in one of my light fixtures and then started to spill all over the floor. I also began to see water spotting on the walls in several rooms. I submitted a maintenance ticket as required, and from there the challenge began. The property Manager (Tani) responded to the ticket by sending the Super who lacked the necessary skills to resolve the issue. The Super cut open my ceilings, ‘fixed the issue’ and then closed ceilings back up. Two days later, water began to pour through the patched ceilings.
After the initial ticket was closed (by Tani) unresolved, I spent the month of July and August 2024 submitting multiple tickets for my leaking apartment. Several maintenance people (who clearly did not have the necessary skill to fix the issue) came and went from the apartment. Tani, the property manager, also visited my apartment during this time.
I requested in email from Tani some kind of water receptacle to collect the leaking, rusty water. Tani did not oblige. I ended up using my own pots and old clothes to collect the water.
After some time, the water leak sprouted mold, which got very bad. I requested (multiple times in email) that Tani send someone to remove the mold- Tani did not oblige. Also, the Super argued with me that the growth on the wall ‘wasnt mold because mold is black’. Mold is not only ever black and either way, point is that there is GROWTH on my walls that should not be there!
It was a very hard and uncomfortable stay for me in July and August. I asked Tani if he could provide a rent credit to accommodate me for the inconvenience. Tani claimed that he spoke to the building owners and they denied me any credit. In fact, he asked me ‘why do I feel that I’m entitled to free rent?’ which, in my opinion, was a despicable question to ask me given my circumstance.
I was very disappointed.. and honestly angry that Prospect Management would not have empathy and understanding towards my situation. I even requested to be moved to a different unit in the building and they offered me another unit on the 2nd floor for $500 more than the rent I was paying!
I have never worked with a more inexperienced Management company. Tani clearly lacks experience as a property manager and is probably one of the most unfair people that I’ve ever met. In the end, fair is fair, and I was an honest, clean and quiet resident who paid rent on time, ALL the time.
In the end, I filed a small claims case to sue the building owners for breach of warranty of habitability for July and August. Once Prospect Management received the summons, I was ‘suddenly approved’ for the credit that I initially requested and which they denied.
Living here was a nightmare and im sooo glad to have put this all behind me. That said, If you want a management company is fair, that has empathy and responds with fixes to maintenance issues timely do NOT rent here or at any dwelling managed by Prospect Management.

I lived in a building where Prospect took over as the property management . They handled certain situations fine , but as far as returning security check / deposit , are so unprofessional . They want you to pay it up front before moving in but don’t have the respect to give it to you in a timely manner after you’ve moved out. I even had my apartment patched and painted to make sure I got it back and yet here we are , still waiting on a check . I got told multiple times by Risi that it was sent but nothing has been received . Legally , we are over the time frame now . A check is to be delivered 30 days max after the lease ends & clearly it is not the first time they have this issue .

My husband and I lived in a building managed by Prospect Management for almost two years. While our experience with the building itself was mixed, interacting with certain upper management staff members was particularly challenging and unpleasant.

One of the major issues we faced was the delay in returning our security deposit. Despite leaving the apartment in better condition than we found it, it took over 60 days to receive our deposit back, which is well beyond the legal timeframe and the timeframe agreed upon by our lease. Nancy, the representative we dealt with for this matter, was especially unhelpful. Her lack of communication and support made the process unnecessarily difficult and frustrating.

While there were some positive aspects to living in the building, our experience with Prospect Management’s upper management overshadowed these. It was disappointing to encounter such issues, particularly when we had upheld our responsibilities as tenants.
