Park & Garden is truly a gem that has stood the test of time! Having known this building for nearly a decade, it’s incredible to see it in the same immaculate condition as when it first opened. The level of care and attention to detail in maintaining the property is remarkable.

What makes Park & Garden even more special is its amazing team. Alexandra and Ally in the office are absolutely fantastic -always professional, approachable, and ready to assist. The concierges Rich and Shane are phenomenal, and their loyalty to the building speaks volumes about the quality of the residents, management, and staff. It’s rare to find such dedication and consistency in a community.

If you’re looking for a place that combines luxury living with a warm, welcoming atmosphere, I cannot recommend Park & Garden enough. A huge thank you to the entire team!

I’ve been living at Park+Garden for a while now, and it’s been an incredible experience! The building is modern, clean, and beautifully maintained. The amenities are top-notch—having access to a rooftop deck with amazing views, a state-of-the-art gym, and relaxing common spaces really elevates daily life here.

Park+Garden in Hoboken is an incredible place to live! The building is modern and well-maintained, with fantastic amenities like a gym, rooftop terrace, and spacious common areas. The staff is friendly, responsive, and always ready to help. The location is unbeatable—close to parks, restaurants, and public transportation. Plus, you can get to Times Square in just 20 minutes! We recently moved into Park + Garden, and it has been an amazing experience so far! Our two-bedroom apartment is spacious and well-designed, and the building amenities are fantastic. Posting this review under my sister's account for fear of retribution from management, even after my husband and I moved out. I am surprised to see how high the review score is for Park & Garden. While the front desk staff (esp Rich & Shane) were great, the management of this building is difficult and slimy to deal with. There's too much to include in this review, but here are three key themes from our time living at P&G:

Theme 1: Maintenance = cover it up, don't fix it.
Most of the problems stem from poor maintenance of the building. Park & Garden seems to rent out units that have known problems, e.g. hot water issues, appliance issues, leaks..choosing to cover them up instead of fix them, despite opening many maintenance tickets.

Examples:

1. We had a broken faucet that couldn't regulate temperature the entire time we lived here, which they were too cheap to replace. Also, the shower took forever to heat up in the winter - esp if you live towards one of the end units down the hallway, prepare to run your shower for a long time before getting in. This is a known problem, mentioned by other reviews too.

2. Leaks coming from another unit causing water damage several times.

3. The heat/AC units were louder than a jet engine taking off. Also the thermostats are ancient and don't accurately read the temperature of the rooms. Again, too cheap to update them.

4. Very cheap metal blinds you'd find in a budget office building, which don't block light plus jam and get tangled frequently.

5. In summer months, warm hallways lead to sticky front doors that can be very hard to open. This is a serious safety issue. I one time could not, with all my weight, pull open our front door from the inside to exit. I was literally turning the handle and hanging my entire body off it and it was stuck! My husband body slammed the door from the outside to kick it open and let me out. We could never figure out if this was due to the door frame swelling, hallway condensation, or maybe because they painted the inner edges of the door which you're not supposed to do. When we raised this complaint to maintenance, we were told to try applying lubricant to the edges of the door frequently. LOL.

Theme 2: Parking
If you have ever seen the robotic parking garage here, you probably can guess where this is going... The garage system is completely dysfunctional. Min ~7-10 minutes to retrieve your car, and up to 45-60 minutes during busy times. Time estimates on screen are always wrong. Mobile app never worked for this building, so you must go down to the lobby to scan your fob then go back up. This is a well known issue by residents; many opt to park in garages down the street. We talked to neighbors who missed flights, meetings, etc waiting for their car. Returning your car is usually easier but sometimes we waited 20+ minutes to pull in, e.g. when all four car bays were busy or broken. Building management shifts the blame to the outsourced garage manager (Impark) who blames the robot parking company (Utron). Both are extremely rude to customers and don't care once you've signed up.

Theme 3: Office Staff
The cherry on top of it all. When things are going smoothly and you don't need anything, the staff here seem super nice. But, as soon as you have a problem, they turn on you and it's like a 180 out of a zombie movie. Management are combative, dismissive, and do their best to be as UNhelpful as possible. I guess since Bozzuto is such a large landlord we shouldn't be surprised, but truly the worst apartment management we've ever encountered having lived in several big cities. This was our first and last time living in a Bozzuto building.

Overall, there are limited options in Hoboken for luxury apartments w/amenities, and we thought this building would be better than shipyard. But, in reality, it's not good. There are several new buildings around that are much nicer, and great condos if you can find a rental.. We suggest you look elsewhere!

I’ve been living here for almost three years, and I really enjoy it. One of the best aspects is the location—it makes my daily commute to Manhattan quick and efficient, which is a huge plus. There are also plenty of great restaurants nearby, adding to the convenience and lifestyle.

The building itself is beautiful, with a modern design and well-maintained spaces. Overall, it’s been a great place to call home!
