Park Francis is a wonderful place to live with a great location and amenities, but the staff at Park Francis truly make this building feel like home. Eddie and Javier are exceptional - they're not only incredibly skilled at keeping everything running smoothly and in tip-top shape, but they're also two of the kindest people you'll meet. Everyone on the concierge team is also outstanding, making daily life here easier and enjoyable for everyone. They really go out of their way to make you feel welcome. And the management team is always super helpful when needed. We love living here and truly appreciate that everyone on the staff makes it such a fantastic place to be.

My husband and I have called Park Francis home for the past four years, and we couldn't be happier with our choice. From the moment we moved in, we knew we had found the perfect place.

One of the things we love most about Park Francis is the exceptional staff. Javier and Eddie always keep the common areas pristine, and we appreciate their dedication to maintaining the apartment facilities. The front desk staff, Meyonce and Raphael, are always friendly and welcoming, and they've gone above and beyond to help us with everything from carrying groceries to answering our questions.

We've also had the pleasure of working with agents Anne and Vanessa, who have been incredibly helpful in finding lease terms that suit our budget and our growing family. Their willingness to work with us has made the entire leasing process a breeze.

The Hamilton Park in front of the building is a wonderful bonus. We love taking walks around the park and enjoying the local activities, like the weekly farmers market. It's a great place to relax and connect with the community.

Overall, we highly recommend Park Francis to anyone looking for a welcoming and comfortable place to live. The staff is exceptional, the amenities are top-notch, and the location is perfect.

Have been a Silverman customer for 4+ years across AndCo, Hamilton Square, and other properties. Very happy with management. The staff is responsive and takes care of residents. They set a really high bar for other landlords and they keep their word on building neighborhoods. Shout outs to concierge staff Rose, Mel, and Raven. And Javier who has taken care of my maintenance multiple times with a high degree of attention to detail, approachability, and friendliness. Appreciate the team.

Raphel, Eddie, Javier, and Meyonce made the Park Francis experience so great, and they made this a five star experience. As did Vanessa and Dan. The location next to the park is great, and the building is well maintained and clean. Silverman is also a great management company to work with - they care about their residents.

However, this building doesn't have the features that other similarly priced buildings have in downtown Jersey City. It's low on amenities - there's no building gym, and the concierge is only there during the daytime, and since there's only one person, there are many times when no one is at the front door. The intercom system doesn't work too well - looks like it's from the 80s. Also, my car was once stolen from the valet garage, which wasn't a pleasant experience.

My husband and I have only great things to say about Park Francis and the Silverman Team and Brothers. Our experience was far beyond 5 stars.

We searched for a home in Jersey City for almost a year before we moved in Nov. 2019. We saw many buildings and homes and in our humble opinion, we believe Park Francis was the absolute best option [for our family and specific needs]. Below are a few of the reasons we thoroughly enjoyed our time at Park Francis:

The Building: clean building; Rooftop with beautiful views of Jersey City & NYC; clean shared laundry room for every floor, parking garage attached to building, elevator access, shared common spaces (indoor/outdoor).

The Location: great location (right on Hamilton Park), less than 1/2 mile from Grove Street Path & Newport Path, walkable to many amazing restaurants; not mention the cafe, restaurants, pediatrician, pharmacy, incredible gym with pool and childcare (Hamilton Heath & Fitness) right outside your doorstep. Family friendly neighborhood.

The Community: a lot of opportunities to meet & get involved with neighbors - Silverman team offers various opportunities for this (meet-ups, dinners, coffee dates)

The Team: this is the best part! Anne helped us find the perfect home and quickly felt like a friend! The concierge staff, Tyrone, Jasmine & Yadira (to only name a few) helped and greeted us with eagerness and a smile. Josh made moving in and out feel like a breeze with his great communication. We even received gifts like local made, fresh cookies from Milk Sugar Love on move-in day and around the Holiday. On move-in day we even received a phone call from Paul Silverman asking how our move was with friendly conversation! Wow - can't say enough about this group of wonderful people.

If you are looking for a home in Jersey City, we highly recommend you give Park Francis a look. We are so happy we did! If you go, tell them the LeVine's from Google Reviews sent you - it is truly the least we could do for The Silverman Team.

From the first day we moved in, we were met with incredible hospitality and warmth. We enjoyed so many perks like free dinners for the building, gallery openings, surprise cookie or macaron delivery, etc. I cannot speak more highly of the team that helped us everyday (Jasmin, Tyron, and Indira to name a few!) We were always greeted with a smile and assisted in any way to help make our life more comfortable. We have lived in several buildings throughout JC and I can easily say that this was the best! I cannot forget the behind the scenes staff who were incredibly flexible and helpful for us with our move in and out. (And, Anne - who was always a delight to bump into whenever she was showing units!) We will truly miss this place which quickly became our home and the people who felt like family. We will be sure to stop by whenever we walk past. Thank you, Silverman!

Recently resigned my lease (year 3!) at Park Francis in Hamilton Park and can't say enough wonderful things about the location, the building upkeep and the PF staff.

Big shoutout to Javier and Eddie as well who keep PF in tip-top shape and go above and beyond for residents. They are always on top of seasonal unit maintenance and even recently installed a new water purifier in my shower for me because I was couldn't figure it out (LOL). AND -- whenever you see them around the building, you're always greeted with a hello and a smile, too.

A big thank you to the everyone on the PF team -- thanks for making our building feel like home. Cheers to 3 years.

Having lived in several other luxury residences in the NYC Metro area, the Silverman organization is BY FAR the best building manager we have rented from. It’s not even close. These guys should teach a class on how to manage a residence. We lived at Park Francis for several years until recently purchasing a home. During our time there we found the Silverman team to be a class act at all levels of the organization.  Even after we announced that we would not be renewing our lease, the Silverman office team (Vanessa and Dan) still continued to impress us with their level of responsiveness and consideration. Silverman and the Hamilton Park neighborhood are highly recommended!
