I am living in Epperson and brought the home 6 months before. I had few findings during 90 day warranty visits and it was not taken care after 2 months. When I called the warranty manager Michael, he was rude and he denied the service with lot excuses. I tried reach customer care via call and mail no one reached me. They also installed fence one side due to utilities station but they did it my property that common and it was not informed me too. When i called them saying per FL law it can be .5 feet in and out is acceptable.. I took the updated cabinet but still have some issues with the quality. More than that their customer service is very bad ? ? very disappointed with this purchase

Do not buy from this builder as they do not take any accountability and they do not care about their clients.
Here is my story, I am a single parent and November 2021 I bought a new home from M/I homes builder and HVAC unit was installed in September 2021 by Simpsons. On 8-14-2024, the AC stopped cooling. I reached to my local AC and they told me that evap coil has leakage most likely due to poor workmanship during installation. They quoted me the labor $1500 and let me know the part will take aprox 38 business days. Two year old HOME. On August 15th, I reached out vendor/installer Del Air AKA Simpson per builder warranty. Same day Del Air came to diagnosed a leakage on the evap coil and need to be replaced, warranty will only covered the parts and not the labor with a bill of $1900.00 for labor. M/I HOMES Builders (TIM) said that they did not cover HVAC system. On August 19th, I placed the order with Del Air and they assure me they will receive the part within that week and they will call me to install it immediately. I followed up with Del Air on August 21st and 23rd. They told me that parts department has not provide them an update. Also, on the 19th I contacted Carrier to ask the reason of the delayed but they refuse to provide me any detail until I filled out the questionnaire. On the 23rd during second call with Del Air I asked for help to fill out the questionnaire but they told me their parts department closed after 4PM when Robbin told me to call after 4PM to get an update. On the 26th, I contacted by email Carrier after Del Air assisted filling out the questionnaire. On August 30th and even today September3rd after any calls and emails neither the builder, service provider provide any resolution. I have a young child (4)year old who had surgery last year has respiratory issues. I'm desperate. The house is 90 degrees at night because we live in Wesley Chapel, Florida. And I started to feel the humidity in the house and I’m dealing myself with congested air passages. I need the part or replacement of the HVAC since the part does not seem to be available.

Initial build/bone of the home are solid. It is the attention to detail, the aftercare, that leaves a lot to be desired. More paint left on fixtures that walls. Fecal and urine stains left in toilet. Customer Care managers and Construction managers who give lip service but do not follow through. I feel once M/I has your money, they are done with you. Wish it would let me give 0 stars.

We bought our new MI home in Feb 2018. It was already built and part of their inventory but it met almost everything we wanted. They seem to use quality construction materials and processes. Our home inspector confirmed that as well. Our experience up to purchasing was very good and they went out of their to make sure the home was to our liking. After closing we had a litany of problems from minor to significant, which in and of themselves wouldn't be a huge problem (new homes have issues that need to be tweaked). However, MIs ability to manage their contractors and ensure we were properly and promptly taken care of was non-existent. In one of our most comical examples, it took MI 3 visits, 2 months, and 2 different plumbing companies to get the screens on our bathroom faucets replaced. In another example we had 4 separate 4-8 hour visits to have our brand new AC repaired. They didn't seem to take our frustrations seriously and they didn't offer to make up for their mismanagement in anyway. We still have remaining issues but we've decided to correct ourselves because MI just seems to make things worse or take months to correct even the most minor issues. I still believe the 'bones' of the home are solid and well constructed but I can't see how I would purchase another MI home or recommend them due to post-closing 'customer care'.

Overall MI built us a great home. To anyone considering using them for a build beware of the warranty. You WILL have issues with any new build home. There are a lot of things that go into it. MI will not back your home when it has issues. They will refer you to their subcontractors and make you chase them around to resolve issues. It’s painful. There should be a central point of contact and MI should use its leverage with its contractors to help its customers. They do not. My biggest pain point is I bought my appliances as part of the home build from MI. Would not recommend this given the warranty issues. We had a GE Profile double wall oven installed in our build. When we did final walkthrough it had been taken out of the wall and was being “worked on”. We were assured it would be fine and set for close. I should have asked more questions. The oven wasn’t ever right from day one. We raised it with MI and we had GE out to service it multiple times. They replaced hinges for the doors which were not the right ones for it. Then the electrics failed. They went to get the parts but found that the mother board had been replaced already on it and that there was a part that could no longer be obtained because the model was discontinued. So I was the proud owner of a $3500 wall ornament, 2 1/2 years into owning it. I took it up with GE as MI directed us to do and was offered a small discount on a new GE. Why would I want another GE? Why should I be out of pocket for an appliance that was defective from day one? I took it up with MI and was told take it up with GE and they would do nothing. This oven had been a problem since day 1 and basically wasn’t new when I got it. While I appreciate its out of MIs one year warranty, it was an issue under warranty and continued and they would not make it right. Our dish washer was also installed wrong, failed in warranty and damaged part of the flooring. The dish washer was fixed but the flooring contractor would not coordinate with GE or MI to fix the ruined flooring. We spent so much time going back and fourth on it we gave up. MI should have coordinated it. They did not. So now when I look at the new oven I had to buy to replace the 2 1/2 year old Frankenstein MI sold me and the flooring that I can see that is damaged it reminds me of my MI experience.

Just trying to get in touch with someone to ask questions about new communities and the ability to show my interest in one of their homes turned out to be an impossible task. In the last several days, I have called (No Kidding) every single division of MI Homes Tampa during business hours countless times and always gotten the run around options that end up with a "GoodBye" Message (Called sales, financing, title divisions just to be able to speak to a live human being, but Failed 10 out 10). I'm actually glad this happened because it gave me the Right impression that this company DOESN'T care even with the so many bad reviews and as such, I will go with any other builder but NOT MI Homes. With the changing Economic conditions, and an average 15% month over month cancelations of contracts, I would love to see how they handle the upcoming wave of cancelations amid the obvious painful experience MI Homes afflicts its customers with

Recently purchased my forever home from MI. I couldn't have asked for a better experience. From my first initial visit to look at models, selecting my homesite, choosing my options at the design center, the entire build process and the closing, this journey was amazing!
