We've been living here since September 2021 and it's been a nightmare from day one. Despite paying $4000 per month, we’ve endured endless issues due to the HORRIBLE management system.

Maintenance: There's a severe lack of maintenance. Trash often litters the stairway, and we've seen countless rats running up and down the garbage and stairs all day. The place is infested with roaches and rats, and I've even seen a disemboweled rat in the hall outside my apartment. We scheduled appointments with the super to fix problems, but he frequently didn't show up and ignored our texts.

Management: The management company is extremely rude and unresponsive. They only respond to my requests when I CC the leasing agents on my emails. They even raised the rent annually while ignoring our maintenance requests. For over six months, we had no light in the kitchen, bathroom, or hallway, despite over 20 emails and calls.

Bullying: They try to bully tenants. We've had screaming matches and witnessed very unprofessional behavior. Omri, in particular, is a very nasty and rude individual. Once, they sent someone to threaten to throw our grill away if we didn't move it within 24 hours. His tone changed after I asked for documentation and recorded him.

Safety Concerns: The back of the building is inhabited by crackheads who have repeatedly tried to break into my husband's car. This has happened so often that the driver seat door is now off the hinges and does not stay shut. The management has done nothing to address this serious safety concern.

Racism: They are racist and horrible people. We paid our rent one month in advance every month and were still treated terribly. They talked down to us whenever we asked about repairs and things we were promised.

Please stay away from any building this management company is involved with. They are unprofessional, uncaring, and downright nasty.

Avoid at all costs.

Absolutely terrible rental company. They show no concern for their tenants and take weeks to respond. I rented a one-bedroom unit and dealt with a leaking ceiling for over 8 months. My AC broke in August, alarms were constantly going off, hallways were consistently messy, and my packages were stolen. The virtual doorman was broken for months, and they were impossible to reach. I had to go in person and even involve lawyers just to get a response. DO NOT RENT FROM THEM! They will overcharge you and disregard your wellbeing.

Saw the apartment in March 2021 n was told i could move in a month after. 3 months later they said i could move in that the place was good n i was given a new stove n refrigerator. Moved in n was shocked of the filthy apartment n the damages. Being that i left my old place without checking place first i had to stay. Today 6 months since i showed them pictures of the condition i moved in plus repairs that needed done. NOTHING HAS BEEN DONE, no call backs to messages left n no repairs. Called the office n managed to get on the phone with a Regina if that's her name at all, n she said if the stove n fridge was still usable i didn't need a new one. The two front burners never work n the fridge part only works if your jack up the fridge temperature only to get froze bite on my meat. This is Livingston/Genesis management at East 181st. Cold apartments, rats, n they don't care about making repairs just receiving the rent money. This is how i was given the apartment. See pics

Take all the bad reviews seriously. They won’t fix anything or respond to emails. I went most of the winter with a 50 degree bedroom and could not get them to fix it (which is illegal in NYC). Overflowing brown water from sink for several days. Circuits wont stay on. Oven is broken. Elevator often out. Trash piles and roaches in common spaces. Smoking in halls, people sleeping in lobby. Arrogant building manager blames the super, the super blames the management co. And they will continue to raise your rent anyway (ours raised by $1000 in two years).

Absolute worst experience with a management company ever. They completely GHOSTED the tenants in my building, not writing back when people wrote about emergency situations such as no running water or cooking gas. Don’t be fooled if they act nice over the phone - they are absolutely irresponsible, the most inconsiderate, and they lie constantly.

If I could give 0 stars I absolutely would. I don’t even no where to begin. I have been living in this apartment building ran by Livingston Management since 2019. Recently starting about 4 months ago we have been having major issues with pests including, mice, RATS, and roaches (some fly). My roommates as well as myself have sent countless of emails trying to get the issues resolved and we never receive any emails nor phone calls back in return. One thing I will say they are on time with is collecting rent, or sending and email when you are a few days late. Just money hungry. We have been without a working dryer for 3 months, because once again when contacted no one reaches out to us. Recently we threatened to withhold rent until all repairs were made and wallah responses begin to flow in. Let’s just say the bare minimum has been done to help with our issues. Keeping in mind that we do have an active RAT problem in our apartment it is illegal in the state of NY to have rats in our apartments. Unfortunately we have had to hire outside people to come and handle these issues because the property managers failed to assist us in a timely manner. After emailing the property manager (Omri Kedem) letting him know about our out of pocket costs he refuses to repay us or deduct it from our monthly rent bill. He also refuses to order the part for our dryer. Living here has been HELL. There’s so much more to add, but this is just a glimpse of what we’re currently going through. Please and I say this with all sincerity in my heart STAY AWAY from this management company and Omri and his team. You will deeply regret it. I promise you.

Worst management company ever! They don’t respond to calls, texts, or emails about apartment issues. The apartment unit I’m in has a number of health and safety issues (e.g., mold, sagging ceiling, etc.) and no matter how many times I reach out, they do absolutely nothing! It’s extremely frustrating how little they care about their tenants. Please stay far, far away from them.

Do not come to live in the buildings managed by this company or landlord.

They go by different names and change company name every year or so.

They do not fix repairs, move in unscreened tenants, allow homeless people and burglars to roam hallways. Stay away by all means.I wholeheartedly do not recommend anyone sane to deal with these people.

They failed to renew my lease and then try to overcharge deposit “difference”. Tenants will take the landlord to court.
