We are truly honored to write Mr. Cohen a sterling review. My daughter had, just a week before, started graduate school at Cal State Long Beach. Unfortunately, the people she sublet her room from turned out to be unstable and violent. After a frightening incident the police were called and the landlord was told by the police that if they had to return he would be arrested. Our daughter was served with a notice to vacate the next day. It was clear she needed a safe place to live ASAP.

This all happened the Friday before Labor Day (a three day weekend). We re-read our daughter’s lease and realized that we did not know what her rights were as a tenant and we needed legal help fast. We called many attorneys. Thank heavens, Ivan was the first attorney to return our call (yes, we are now on a first name basis). He walked us through her rights, gave our daughter excellent advice on how to navigate her current situation, and then reviewed the next two leases she was considering.

During his review of the first lease, Ivan's eagle eye spotted a single line a 15-page lease where, if our daughter had signed, she would have ceded all her rights as a tenant, and he noted many other concerning issues. He advised us well to not sign that lease. He reviewed a second lease for us, went through it line-by-line again, pointed out a few issues to clarify with the landlord, and advised us that it was a good lease that maintained our daughter’s rights under tenant law.

To be clear, this all happened just before, during, and after the three-day Labor Day weekend. Only eight days elapsed between our first emergency call to Ivan to our daughter signing a new lease and moving into her new, safe, apartment. We appreciate the fact that Ivan stepped in quickly during a three-day holiday, stayed in frequent contact over the holiday, and efficiently steered us such that we could help our daughter find a safe, stable, and comfortable living situation. We cannot recommend him more highly.
