To preface: the home is adequate in its current state to live in. These are my opinions as someone who also works in residential and commercial construction.

Local interactions:
The local service team and the sales team for Richmond American lack the following: communication, empathy and drive.

I can only imagine that this is due to being short staffed or not given enough resources. However, my main issue is that the entire sales and service team were laid off a week prior to my closing. Major changes like this have discouraged the entire experience.

Interior, exterior, & finishes:
I can state all the issues within my home surpassing 20 issues. These issues were explained during our pre walk, post walk, and leading into closing to be started as a warranty request. I could go on and on, but the issues are the same. The sales and service do not talk adequately enough leading to mistakes being caught by the client.

Overall, the entire experience has discourage my wife and I from ever purchasing a house. We may no longer purchase from Richmond American ever again, but we may purchase from another builder. But who knows, we currently do not want to go through another nightmare like this.

Post move-in: Items that were to be corrected have yet to be corrected roughly a month later. There seems to be a lack of communication with the corresponding contractors that come in to do the work.

I'd also advise reviewing TrustPilot as that is where a lot of the reviews go for post-closing.

Post 1-year: After about 17 warranty requests, most of the issues have been resolved. There are only aesthetic issues that remain which I am more inclined to fixing myself. There have also been issues where some of the warranty requests required the tradesmen to be out to my residence more than 5 times to rectify the same issue. For electrical issues, they were mostly correct the first time as they were minor fixes. There were critical mistakes that occurred, but it was due to other trades that were not related to Richmond American. In this case it was the solar company causing roof tiles to be cracked and leaving trash on the roof leading to gutters being clogged. Richmond American offered to have the roof cleaned but missed some potential trash leading to further issues.

Other than that, the issues were resolved. I would highly recommend using the warranty services when necessary. If it's something that can be DIY'd, I'd recommend that route.

Post 1-year, residual issues: There were a couple more issues that came up from older warranty tickets that had to be rectified. On average I'd say about half of the tickets required more than 1 visit out to our residence.

I will note the home warranty team with Richmond American has taken care of us. But the quality of the subcontractors hired leave a lot to desire. We also had issues with our roof having bad tiles, but this was rectified within a decent period, as this fell more on the solar panel installers and not so much on the builder.

I'd also recommend for those who are not familiar with construction issues, to do your research prior to creating a warranty ticket. Since the time for most of these warranty issues require someone to be home, take time off work, or may require a lot of reschedules.

BUYERS BEWARE! This company gave us the runaround from the very start. We were excited to purchase a new home in this up and coming community. We selected options for upgrades, including a bedroom conversion, upgraded suite option and other things. Signed paperwork confirming options, putting a down payment of over $32,000, only to be told that we could not make any changes. Our options would not be included in the build because corporate submitted approval for their own specifications and did not communicate with us at any point in time that the lot had predetermined configurations. We were being charged for all the additional options we wanted, yet told we were were not actually going to get them. I believe this company is definitely looking for a certain demographic to their sell houses to and definitely practices some very shady business tactics with extremely poor communication. I cannot recommend this company. Please steer clear away from RHA!

THEY LIED TO US
We live in Elk Grove but we decided to change our location and get bigger house, we visited Richmond American sales office in Laguna Ranch and we really loved the Seth model and the price was ok for us, we asked to get lot 97 and they were ok to release it for us then we came back after one week only to pay a deposit and sign the initial contract we were told that the price jacked up for 10 thousands, we were ok with this as we loved the house and it’s location. Then we went to the design center and chose up to 70 thousand upgrades, we signed the final contract with the total price 897k and we pay the rest of the deposit.we knew when we signed the contract that there is a term say that we need to sell our current home in two months but they also told us that this is only n the paper and they promised they going to work with us until the closing date, so were so happy and started to adjust our life according the big purchase and the new move we were really so excited, by that time the weather was so rainy for months and they didn’t start to build so we decided to wait until they put the foundation of the house to list our home in the market because we were comfortable as we got the promise that we going to stay on the contract. But what happened that after only two weeks of our home listed they called to say that they need to terminate the contract and they are sorry it’s the new manager decision, we got chocked and sad and very disappointed, we called back and forth and asked to give us just few weeks to sell our house as the area market is hot and we are able to buy and finance the new home and we even told them we can pay anothe 10 thousand more the total price but they just say sorry and after just one week the house was in the market with 70 thousands over the price so they just terminated with us to raise their prices up with no considering to thier promises or any changed happened to us. VERY BAD EXPERIENCES WITH THEM

There met Ms.Cynthia Huston, Sales Associate and it was very inspiring the way she conducted us and shared the information and the steps to process.
