KB Ridgeview- Our lights blink in the whole house since we moved in late November, and so does another neighbor. They have never fixed it and sent electricians over three times. Our fire sprinkler pump has been leaking in the garage. KB had us sign a fraudulent map in our buyer's package that did not disclose that the neighbor who is approx. 40' below owned the land behind us. On the map, it showed it as an irrigation easement just like the southwest area. Salesperson did not disclose this. We learned the neighbor owned the land when the HOA months later denied our landscape plan to remove KB'S unsightly vinyl plastic fence and replace it with open steel tube fencing as most of the homes already have. We have a partial open tube and wanted to follow it through with a privacy hedge. We were in shock that they had us sign a fraudulent map. And we can never replace that plastic vinyl fence as the neighbor 40' below was given 100% ownership of our common fence rather than 50/50 through our HOA. We were told by the salesperson that everyone would be taking down the vinyl fence after move-in. Most already have it according to the Ridgeview landscape map. Very distressing and regretful purchase as we were deceived.

Buyer Beware!! If you are contemplating buying a home built by KB Home, please, please, please, beware. You better get a separate, private home inspection done before assuming occupancy of your home or you will soon regret it.

I bought my home 12 years ago from KB, built from the ground up and paid upwards of $250,000 for it. Due to the shoddy construction of my home, my house is now currently falling apart around me. Not from poor upkeep, but from shoddy construction.

After the recent hurricanes that hit the region, I discovered that rain was pouring through my living room windows. My insurer refused to pay advising me that the damage to my home was a result of improperly installed j-channels and siding.

I reached out to KB and over the past few months have found out that they really don't give a damn about you.

The damage to my home was very extensive, and was due to water infiltrating behind the j-channels for years (the last 12 years) and rotting out the OSB walls, 2 by 4s, joist, support beams, etc. This required a full reconstruction of the right side of my home. KB REFUSED TO HELP ME causing me to take a $40,000 HELOC to fix the repairs. All through this time I had been in communications with KB, particularly Sean Kranick, who is a regional manager(?) of KB. This man lacks total compassion. After sending them umpteen pictures of the damage to my home which displaced me for a month and resulted in my hospitalization from the black mold found in the walls, they still refused to assist me.

Fast forward a few months in, after completing repairs to the initial area, my contractor noticed sagging over my garage in an area where the j-channel was also used by KB as some form of decoration. Well, last week, my contractor pulled apart that wall and found extensive damage over the garage. This after my garage door caved in because of what we now know was rotten land beams. In essence, all of the land beams (every layer of the 6 used in the original construction) supporting the upper floors above the garage have rotted out. After this discovery, I revisited my efforts to have KB assist with the repairs. After having me wait over a week, on the vise that he was going to speak to his superiors, Mr. Kranick told me in no uncertain terms that "our position has not changed". In other words, KB didn't give a damn.

I have been patiently trying to deal with KB, yet, time and time again, this cold, callous company who gladly pocketed my money, refused to assist. There was NO EVIDENCE on the interior walls that every time it rained, the J-Channel was collecting water and
Leaking behind the siding which ultimately rotted out walls that should have lasted the duration of the existence of the home.

In addition, my contractor after inspecting the roof, discovered substantial grit (hands full) from the roof shingles in the gutters on the roof, indicating that the roof is also deteriorating quickly and will also need immediate attention.

So basically, I paid KB $250,000+ to build my home. Now 12 years later, I had to put a second mortgage on my home to cover damages for the repairs, and still had to find more money out of pocket to cover what is now upwards of $60,000 worth of damages to my home.

If this were unique to just my home, it would be one thing. But several other home owners in my community are plagued with the same issues. Water pouring through their windows when it rain, sagging beams across their garage door, black mold, mildew and rotted out exterior walls hidden behind the siding.

KB Home, YOU SUCK. The home I have grown to love is now the bane of my existence. Not to mention the numerous medical issues both my daughter and myself have suffered over the years resulting in numerous hospital visits and hospitalizations from what has been now revealed to me as the side effects of black mold exposure. Don't Buy KB Homes.

Their Oak Creek development in Escondido, CA has destroyed a once quiet rural neighborhood with 65 Rancho Bernardo style tract houses in a gated community. Cutting down numerous old growth oak trees for the development. Building on polluted land and lying to the existing residents. Please research Chattum Barrel Yard if you're thinking about buying here.

Additionally it has been over 4 and a half years for them to widen less than a half mile stretch of Felicita rd. The contractors they hire are destroying original residents front yards by knocking down mailboxes, cars being hit by construction vehicles, digging holes in front yard without permission or warning, blocking residents driveways with "improvements" to the road, and the constant dust and debris we have to deal with everyday. They also hit a power pole which sent a steel guy wire into our elderly neighbors back yard damaging their home and knocking out internet. That could have easily killed someone if they were in harms way. ATT had to come out and replace the power pole.
They also hit our main water line 3 different times stopping water service to the entire neighborhood. Felicita Rd has also been shut down in one direction for over a month.

No apologies or compensation has been offered by the contractors or KB Homes to any of the neighbors dealing with this mess. KB Homes is an absolute joke and should be ashamed and embarrassed.

Worst builder ever.
You buy your house and once you close they are done with you, even though you have 1 year to point out any defects and they are supposed to fix.
Submitted a claim for something I brought up in the final walk through, and was never fixed. Then the pandemic happened and they wouldn’t do any work inside, understandable. They are back to doing work inside, but tell me it is now over a year and isn’t covered anymore. Even though my claim was submitted before the year was up.
Never buy a KB home.

From the first meeting with the Sales staff (where they LIED about open space, trails, warranty coverages, customizable details, and more) to the final date of our warranty coverage (where things were STILL undone due to uncooperative trades and an unwillingness of the warranty personnel to do their job), this was the most frustrating home-purchase experience we've had. They used excuses to cover their actions, incompetent trades-people, sub-par-to-poor materials, and they complained to us, continually, about how busy they were. The cost of our home far exceeded what we THOUGHT we were paying due to having to cover many warrantable issues ourselves both before AND after the warranty period was up. We will NEVER purchase a new home again, and will be very aware of WHAT COMPANY has built every home we purchase going forward. Avoid this company. They are lying crooks on a good day.

I would NEVER recommend buying a house from this company. We think this company and their warranty is a JOKE. Our experience turned into a nightmare after KB was getting ready to leave our community and we submitted our first warranty claim. We have a slab crack running from one side of the house to the other. We also have ceiling issues and a long list of other issues. There are several websites against this company and news story after news story on youtube! This company has left us so incredibly frustrated that we are telling everyone possible!
