Gemstone property managers are horrible at honoring written contracts. As a owner I had a tenant move out and left my townhome filthy dirty, they don't do regular inspections, they deny deny and deny any wrong doing. They refused to give me any of the tenant deposit so I can get it cleaned properly. Don't matter if you rent or buy get ready for an experience that you weren't expecting. The CCR's don't count unless it's in their favor.

I loved our time renting from Gemstone! They were patient and professional and we loved the neighborhood and home! Most important, they were honest and fair with their deposit return! Everything I was charged with moving out was what I expected (i.e. lost garage remote, hole patching in garage, etc). I was happy with their labor fee cost as it seemed fair and appropriate. I've lived in 5 different places in 2 years and Gemstone was the first property who seemed honest and fair with their deposit returns! If I had to critique one thing it is they sometimes can be a little slow to respond to text messages but it didnt bother me too much. (Also, there was no incentive for this review, I'm writing out of my own will and desire).

I hate to ever write a negative review, but I have to. I just moved out of a furnished rental. I lived in this home alone. I was hardly ever home. I got nothing back from my deposit. I had to hire a carpet cleaning company and I cleaned the house spotless. It was a 3 bedroom house and I never used 2 of the rooms. I was even charged for a wall outlet not working. Seriously, that's on me? There was literally 1 tiny ding in 1 wall less than the size of a dime. I got charged for new painting. They claim my pup that I had for 2 months destroyed the already dead back yard. There was maybe 40 sq feet of yard and they charged me for new sod. I went and peaked in the back yard, big surprise, no new sod back there. I feel so ripped off. If anyone were to rent with kids living there, I can't imagine them walking away without having to pay a fortune in remodel fees. There were bar stools with a very cheap material on them, a faux leather type. I got charged 600 dollars to reupholster 3 of them. I think 2 of them had some sort of a duct tape on them that matched. I can only surmise that they never re did them and just added tape. Just looking at a wall will cost you in your deposit. I've called to discuss, and no one answers or returns my call.

Be aware. Be cautious. Take a million pictures before you move in. Oh, and when I was moving out, I had to show the house to 2 new potential tenants, as if I was a salesperson for them.

Would give 0 stars if we could. We built a home with gemstone last year and had nothing but problems. Before we signed on our house there was a list of work that needed to be finished. We’ve been living in the home for close to a year now and nothing has been done on that list. Every time we try to contact them they won’t respond. They never finished painting my house (the paint that is on is super thin, you can see the drywall underneath), the trim work in the house was done very poorly, my pantry doors were never installed and I ended up having to do it myself. The plants that were put in our yard have been dead since they got put it. My yard sunk during a rain storm and the one time the builder answered he told me they don’t prepare their lots for rain and that if I put rain gutters on my house he would take care of the yard. I installed gutters months ago and now he won’t fix my yard. We have tried to contact multiple people and they will not respond.Don’t forgot the extra 21k for increased building costs they tacked on at the end to give me an unfinished house. Wouldn’t recommend using them.

We bought a spec home from Gemstone homes. The quality and workmanship were outstanding, and Frank, Stacie, and Courtney were always very friendly and helpful with our questions and custom changes. The home was completed when promised and at the price promised. It was a great experience and we love our home!

I rent from them and have had nothing but positive interactions. Anytime something needs fixed or I have an issue they get on it right away. No waiting weeks on end for repairs. My washer went out they had a new on installed the next day. Happy to do business with them going forward. Good people to rent or buy from.

My wife and I didn't go with a Gemstone home but have family that did. They provide great homes at a great price. The workmanship is stellar. The homes come with more land than other builders in the area and they are developing a new phase that has another 200 homes.

I gave them 2 to be fair, honestly I would give them more like 1 1/2.

My biggest frustration was when I moved in the carpets were NOT clean. We used a carpet cleaner and every time we emptied it, it was filthy. I contacted the company and asked for either a refund, or the ability to not have to clean the carpets when I moved out.

Their solution was to send the carpet cleaner back out. When he came he said he would only clean the high traffic areas. We had already cleaned at this point, so this wasn't helpful at all.

Also in the instructions I was given upon moving in I was told to contact the city and have the utilities put into my name. 7 months later I found out that I shouldn't have been paying the utilities (they needed to stay in the owners name) and then I had to spend the next 2 months fighting with them about being reimbursed for all the months I had already paid.

I honestly believe it was only because I was persistent that I got anything back, because I was told repeatedly that everything had been done correctly.

In checking with the city this issue had happened at least once before, so I feel like they should have updated their instructions after that incident.

Because the carpet cleaning issue occurred at the very beginning we didn't start out on the best of terms. I was understandably frustrated and so the relationship was always strained from that point forward.

Stacie was cordial and her response time was within a couple days. I had to move out early and my mom was local so she ended up being the person who scheduled the walk throughs for potential new renters, there were a few miscommunications on that end. They did work with me under some unusual circumstances and I appreciated that.

I personally wouldn't choose to rent through them again, but I'm sure other people have had good experiences.
