I recently rented a Gallaher home for one year. What i've learned is as follows:

1. Gallaher homes are dramatically over-priced. I had been paying nearly $1,500 more PER MONTH than I am now paying for an similar sized and equipped house NEXT DOOR. It's my fault for not looking further when i first leased the property, but after living there for more than a year now, I can say they are way out of line with market rates. Keep looking.
2. If things break, they will be cheap in trying to repair it. During an extensive heat wave, they sent their handyman guys out 3 - 4 times trying to fix the AC unit. Their guys aren't HVAC specialists and were clueless while I roasted. Don't expect them to spring for an atual HVAC specialist.
3. Do not plan on getting ANY of your security deposit back. They will keep it and then send you an invoice for additional funds owed. No level of normal wear/tear is acceptable. You will pay, significantly, to get the house in as good or better shape as it was when you moved in. Plan on the house being recarpeted at your cost.

There are better landlords out there. Find one. These guys are predatory.

Update. I moved out. A month later I still haven’t received my deposit. I got a statement stating they were charging me $1500 out of my $2500 deposit. $800 of which was to re-paint. I lived there for 7 months. The home was in great condition and did not need to be repainted. They sent the statement and no check to return the remainder of my deposit. Just a note that says 'check will arrive in 7-21 days'. Which is completely illegal. I am taking Gallagher Homes to small claims court. I still haven't received my deposit and the ones in charge at Sendero Townhomes could care less. This is a great representation of how Gallagher Homes conducts business in an illegal and dishonest manner. Taking hard earned money from their tenants. Whatever you do- DO NOT rent here. And if you move out. Take photos, document everything and be prepared to go to court to get your money back. Spread the word so people are fooled into renting here. These people are completely dishonest! Thank god I documented everything and have an attorney on hand. Save yourself the trouble and money and do not do business with these people!

They will come up with every excuse to take your deposit and then bill you for more. They already charge an arm and a leg for a mediocre house (that they claim is a luxury property). They will try to suck the $ out of you. Beware

These are dream landlords! The houses are beautiful and maintenance is like no other. We have had several little issues and their response was same day service every time. Marco goes above and beyond and even came in on a Sunday - his day off to fix my heat. Being a renter here is awesome and ‘feels like home’
