Folsom Lake Pointe. So many things wrong can't even list them all. Lake Pointe nice location near the lake and trails BUT THAT IS ABOUT ALL. Noise is awful and you can hear the prison PA system and the shooting range early in the mornings! The problem is mostly management. Turnover of people renting is high. No one stays, the rents are too high, they keep raising them, no matter what kind of lease you have. Talking to other tenants and my own experience, I had an 8 month lease as soon as it was up, they raised my rent $108. other tenants raised even higher. They just built 4 new units in the back of the complex and they paid for it on the backs of their old tenants by raising the rent so exorbitantly! SHAMEFUL! Problems I have had and other tenants have experienced, management refuse to replace things, many of the items in the unit are over 10 years OLD. They claim in their brochures that the apts are energy efficient...that is the big laugh! My water heater is as old as the building and I can't get enough hot water for a good shower or to wash a load of clothes. They have come out 2 times trying to fix it and still are so damn cheap, just replace the old decrepit thing! My gas bill is ridiculous because the water heater is running all the time. NOT ENERGY EFFICIENT! First rental unit at Lake Pointe I moved in, I had to move out, I was there only 1month, the neighboring unit had POT SMOKE coming in the vents all day/night MAKING US SICK especially my child, this was verified by security, and other neighbors that were getting it in their vents. Management REFUSED to pay moving costs, I will be suing. Cabinets are OLD, painted white to make it look nice, the cabinets fall out if you pull them to far, they also don't have guides so when you open and close them they are running wood on wood SO ALL YOUR CABINET DRAWERS GET FULL OF SAWDUST! No I am not kidding! The dishwasher sounds like you are at the airport and it is about to take off, plus it does not work correctly so your dishes are not clean. We have had problems with ants, a few bugs and had one lizard come in. You can't watch T.V. when the air/heat comes on because it is so loud. The windows are the original windows and are so difficult to open plus they don't keep heat/cool in, spending more on utilities. Making things even worse, windows in winter get condensation badly, management knows about condensation because windows are defective, when you sign the lease there is a page all about condensation, making renter responsible for condensation, mildew around the windows, you sign lease not knowing there is a problem, it really is management's problem for having such cheap, defective, crappy windows. There is no way in winter to control condensation unless you are willing to keep windows open and freeze! And if you are a downstairs unit when the upstairs tenants walk around your windows they shake and make noise. There is speeding in the complex, stinky smokers everywhere including the pool area, noise, dog poop, dogs howling/barking being left all day, people loitering at night, car break in's and the office was broken in and peoples checks were stolen from dropbox... as soon as I can I am out of this overpriced dump! Don't bother trying to talk to upper management they will tell you rudely move out if you don't like it! Demmon partners are unethical greedy company.
Save yourself headaches and trouble....DON'T RENT HERE!
