Better than I dreamed was possible!

Jim is a very talented contractor with years of experience. Uses good materials and talented craftsman all of which I enjoyed working with.

Easy to reach. Quick to respond. As a small company, you get his onsite presence making sure things go well. When surprises occur as happens in all remodels, he has seen it all and suggests fixes.

I am so glad we chose Jim. Honest. Fair price. Amazing results.

All I can say is WOW! My friends say my house should be in a magazine!

Jim Smersh is by far, one of the worst contractors in the industry. We hired Jim to construct a new construction custom home from the ground up on Mercer Island on a vacant lot. General contractor is not a term I would use to describe Jim, but would use glorified Project Manager with no Project Management skills. My wife did nearly all the scheduling and Jim’s bookkeeping skills are far from adequate. After signing the contract, he was unable to follow-through even remotely close to what costs he quoted us to build, driving the project 30% over budget, and essentially misrepresenting his initial bid vs. other fixed price bids at much lower initial costs.

There were several times we discussed with our bank about firing Jim, but concluded that in order to get the job done in a timely manner, we would have to roll up our sleeves and get through it. I even took the last month of construction off of work and stayed in the house making several runs to Home Depot for his sub-contractors that needed materials that they “asked Jim for several weeks ago and still haven’t received them.” We constantly had arguments over the quality of work that Jim was unable to identify by himself or hold his sub-contractors accountable. There are dozens of examples of times where Jim was unable to control his sub-contractors.

If you are interested in finding a contractor that is knowledgeable, a self-solver, cares about his customers, on budget, and takes ownerships for their work and mistakes… look elsewhere. I would highly recommend not hiring Jim Smersh.
