We lived in Pine Valley and moved out on TCS orders, but ended up in Colorado again. We are on the list for Milcon Douglas Valley this time around. We have always had a quick and painless experience with the housing office and they have been helpful with the move in and move out. Everyone is friendly and quick to email or call back. We have only called maintenance once after hours and it was for our stove top. The Pine Valley houses are outdated so don't be surprised ( ours didn't even have a microwave,) but the rent rate at $1385 with utilities, water, sewage, and trash included can't be beat for the area. We did not have a fenced in yard, but once again COS rentals are difficult to find that allow dogs over 50 lbs. The Milcon community is taking our full BAH, but well worth the money for what you are getting. If you are moving to the USAFA keep in mind that there is no air conditioning, but they allow window AC units and swamp coolers. May-October is really the hotter months and depending on the community you live in the temperature will be different since Pine Valley is in the actual valley there is not a lot of cross breeze. We have been on the list for Peterson AFB for 8 months and still are number 40. The USAFA has put us in a house withing 30 days. I wouldn't live anywhere else.

Stay away. They tell you when you move in that it's a cold climate and you dont need a/c. I guess 90 degrees inside is "cold". Yet, I wonder why they have a/c in their offices. Never had a bad experience with maintenance worker Brandon. Houses are old and need updates. They took over a year to do anything about an issue with a neighborhood dog. Kelly is by far the worst. We had mold and their version of fixing it was to cut the wall out and place a board (didnt even fit the space they cut out). We took a letter of medical recommendation from the chief allergist saying we needed to be moved due to my son's health. Kelly said "This doesn't mean we have to move you". Our air ducts went 4 years without being cleaned. We had to move due to my husband's command getting involved with the health issues. They don't care about the families that live there. Move out was super quick, don't bother cleaning yourself, pay the fee. Pot is illegal on base, but they dont care if you are having to smell it and see people on their porch smoking it (my new neighbor smoked like a chimney). They dont care when you complain about neighborhood kids coming onto your property and pounding the side of your house "We can't tell people how to raise their kids". Maybe this business with housing having to answer to Congress will wake them up, but I doubt it.

I know that before the new director came in, things were not the best. They have an amazing team at the AFA. The houses are very, very old. There is a small block of houses that are new, but you have to wait a while for them. The older housing is nice with hardwood floors. The team appears committed to the care of their residents and the community. Overall, I think we made a fantastic choice when we choose to move on base.

They blocked me from Facebook, so I'll leave my review here. My house is a dump, we have old barracks tile that they sealed humane and dog hair into, will not come clean no matter how much I scrub, my house was disgusting when I moved in, they didnt move appliances the tub bottom was black the toilets were covered in hard water deposits. Their excuse was oh its stained, I used tilext and a soft sponge, a basic toilet scrubber and it all came clean. There was so much dirt behind my dishwasher it made me want to vomit. There is no air conditioning in these houses, so if you cant handle the inside of your house being 90 plus degrees this isnt the place for you, but dont worry they just built a nice new community center that is, I'm sure has air conditioning. We arent allowed to have a chain link fence, you are forced to have a wooden privacy fence because according to them they are trying to keep the outdoor feel, that will cost you about 2k if you can afford it. They did however put up their very own chain link fence around their construction area - I'm sure for "safety" reasons, well I live on a busy road and a chain link would be cost effective and for the safety of my children, so please note the hypocrisy. They recently started the electric and gas program up here, my bill for 1400 sq ft is MORE than what we paid on Fort Bragg for 2400 sq feet with central air all summer long. Its costing us about 1800 a mo to live in a closet that is uncared for. Dont even get me started on the water issues, its yellow always no matter what, they refuse to fix the old clay pipes, I have so much sediment its clogged my water heater and my washer. I have had clay shards come out of the faucet while bathing my girls. If you have a choice, look elsewhere, it's not worth the cost, they block you from leaving bad reviews where they have control, the manager Kelly needs fired, I'm still waiting for my CEL survey I have yet to receive, they probably left me of the email list to avoid this being put on paper.

I have lived here for several years. We have mice in the basement and they have refused to find the source of where they get in and seal it up. I have had many things ruined from the mice. We have played rent since my husband got out of active duty and they suddenly found a "missed payment" from two years ago. They added in late fees for the two years and came up with us owing 6000 dollars which they want paid in 6 months. Who can afford to pay 2500 a month for rent? Crazy. We have no where to go and all this came down while my husband was shipped off for schooling for a month with the military. Because he is not active duty we have no idea what to plan on for paychecks until he gets back and starts working his civilian job again.

We moved in 2 weeks ago, the staff was very friendly and helpful. The houses were made in the 50's, so understand the wear and tear that comes with 70 years of families PCS'ing in and out. Some of the houses we were show were in need of repair or remodeling, but we found a house that's a fit for our family and an awesome value considering what BAH will get you within 30 minutes of the Academy.

STEER CLEAR. For the amount of money you have to pay, these houses are horrible. House floods at least 5 times a year due to water pressure. Electricity increases every month no matter how many lights you leave off, and how low you leave the heater. Appliances are 10+ years old. Customer service from housing office is subpar. Save yourself headaches and money and live off base.

Nice view but housing contractor will squeeze every penny out of your pocket for below HUD standard housing. Not worth what you pay, slow to fix anything, etc. My advice, look before you decide to rent here & get the month to month option. The only positive is the view.
