NAI Sullivan group placed a sign on our property and used an old pic of our building from the previous agent, which didn't show the upgrades on loop net to sell. After 6 months and several phone calls to inform him of this, there is no response from Sullivan. The property was sold to a neighbor. After a text was sent out stating we had a buyer. Sullivan came to life and tried to sue us for commission but lost because the contract was not valid without the right owners' signiture. Lucky for us because Sullivan didn't respond to our calls in a timely manner, didn't use updated pics of our property...he came to life after he was told the property was sold so he could get a commission that he didn't earn. Beware of shady representation and sales tactics. From my experience, make sure you research before going with a broker and ask them what resources they use to sell your property. Some, like this guy, will lock you in a six month contract or more, place a sign on your property, and forget about you.
