The most thorough inspector Fairbanks has to offer! Tim is timely with his reports and matter-of-fact with his inspection. I feel secure knowing that my clients have gotten the best possible inspection that they can.

I had the misfortune of working with Tim last year. He did the inspection when I purchased my home in 2020, and passed my septic system. I sold my home less than 3 years later (septic unmoved and maintained), and he failed the septic system because of its location being too close to our drainage ditch/water. He claims the previous owners told him it was dry all the time, but there is photo evidence from before we purchased the home, of water in it. It also was never once dry the whole time we lived there. He either was friends with the original home owner, or he was negligent and took someone’s self serving statement as truth, instead of walking back there to look for himself. Cost my family over $20,000 to have the entire system moved to meet guidelines, or else we couldn’t sell. Of course, Tim takes no responsibility and is even condescending in his emails. Other companies even came out, and were shocked it was originally passed. One even said “I could tell this was very illegal within 5 seconds”. My lawyer was confident in our case, but unfortunately I do not have the funds and am out of state to take this further, so here is a warning to others! I’m sure I’ll get a “i’m never wrong it’s your fault” response, but at least other people can be warned.

One word describes this firm= Unprofessional. He recently inspected our duplex he doesn’t know the difference between condensation and a water leak. He also said horrible things about the recent upgrades to the units and was very unprofessional in front of our tenants. We apparently needed new breakers on the report he noted that out of an abundance of caution they should be changed when we talked to an electrician he said the breakers were either good or bad also noted he had issues with Mr Henry in the past - So out of abundance of caution for your wallet use another firm.

A home inspection from Tim Henry has become a litmus test in the field and is accepted as the gold standard of inspection reports within the local area. If your a buyer and the sellers agent doesn't agree to an inspection from Tim, walk away because they're hiding something. If your realtor try's to steer you away from getting an inspection from Tim, find a new realtor. If your selling your home, you have to know what condition it is in; this helps you make the necessary corrections and avoid any future pitfalls. Tim is extremely thorough in his inspections AND as an engineer, he is capable of offering solutions to correct any deficiencies. A "Tim Henry Inspection Report" is becoming a noun in the industry, synonymous with quality, honesty and integrity. Thanks Tim!

Tim Henry did not catch some major codes issues, structure issues with the house and now we are stuck paying for it. Told us there isn't anything he could do. Unprofessional as an inspector! Would not recommend!
