Amber was our buyers realtor, and after the hardship we went through buying our own home, Amber worked so hard to help her buyers purchase a home from us. I saw her go over and beyond for her buyers until the very end. Even through our hardship, she was so generous to help us and because of that we were able to witness what a hard working agent she is and anyone would be blessed to use her as their preferred agent!!!

My wife and I have, for several years, owned some rental property in San Angelo. Since we no longer live in San Angelo, we decided to make some upgrades and sell the property. To facilitate the sale we contacted Kathleen Pfluger with Addresses Real Estate.

Kathleen has a good grasp of her market. She has an intuitive feel for what a house is really worth and how well it will sell. She looked at the upgrades we had made and compiled a list of comparable properties. She discussed with us the positives and negatives as they related to our property. She prepared a gallery of appealing photos for any interested buyers and suggested a selling price that was agreeable to us. We signed on the dotted line.

Kathleen listed the property on a Friday and had showings the next day. Within 3 days, we had a couple of offers and agreed to go with the best one. Ultimately, that deal fell through. Kathleen was not deterred, she went back to work and within a week, she had 2 more offers. This time the better offer worked out and we were able to close August 2nd.

Kathleen possesses all the attributes necessary to be an excellent real estate agent – she knows her market, she is diligent, responsive, and patient. She is easy to work with, she is professional, personable, and competent. Kathleen is a very active agent and she provides wise counsel during negotiations.

I would not hesitate to recommend Kathleen to anyone in the market to buy or sell a home in the San Angelo area. If you want a listing in MLS and a sign in your yard, pick a card – any card. If you want a trusted partner, you would do well to consider Kathleen Pfluger.

A local agent there, named Kathleen Pfluger, has always gone above and beyond when it comes to helping us with selling or purchasing a home. I would highly recommend her if your in the market to buy or sell. She works for YOU and always has your best interest at heart. I usually do not give many reviews, but feel this one was needed to counteract the positive reviews this company has received, and in review to our negative experience. The only reason I gave it 2 stars was because of the lovely considerate female agent who showed up with her snot-nosed boss who lacked social skills and personality. The broker is a cowardly snake who wants easy sales to keep up numbers and profits.

If you are searching for a realtor to represent your best interests, to be honest and trustworthy, then Kathleen Pfluger from Berkshire Hathaway Addresses realty IS NOT the right realtor for you. The recent sale of our home was our 2nd real estate transaction with Kathleen as our realtor. We hired her the 2nd time THINKING she was trustworthy 2 years ago; however, she COMPLETELY BETRAYED OUR TRUST in her this time and made our experience NIGHTMARISH! Prior to hiring her, she VERBALLY assured us that she would do realtor open houses, post many professional pictures and video on the same day as the listing description, advertise on AHRN (military housing website), set up a flyer box in our yard, and have honest and regular communication. We REGRET we did not get all her verbal assurances in writing. Once the contract was signed, she conveniently ignored all her verbal assurances to us! This is what she did to us: 1) Realtor open houses were NEVER DONE in 5 months of the listing!! 2) She posted a few AMATEUR-quality pictures, some were blurry and rooms were skipped! 3) Listing video was very POOR QUALITY and not posted to any key websites or at the same time as the listing, although we had specifically required it. 4) Flyer box was installed late, and she NEVER checked if the flyer box needed flyers. So, we had to request her for it. Even then, she frequently ignored our requests by texts and needed several reminders. She travels frequently, and instead of having someone do her duties when she is away, SHE CHOOSES TO IGNORE IT! 5) Our listing was posted on AHRN 10 days late, and ONLY AFTER we enquired about it. She said her credit card was not handy to do it earlier!! 6) She made many decisions WITHOUT OUR APPROVAL, like re-scheduling showings at the last minute or extending it beyond 1 hour, even though we were living in the house. Also, without our approval, she extended the 10-day option period by another 5 days, and postponed closing date by 18 days from when it was first stated on the sales contract (total 49 days). What makes it worse is that we discover these drastic changes only upon reading the documents (NOT DIRECTLY from her), and at the LAST MINUTE (when there is no time left to question)!!! Totally UNETHICAL CONDUCT! 7) With the offer that we finally accepted, she expected us to fulfill every unreasonable demand of the buyer, including a new 30-year roof in the buyer's choice of color PRIOR to closing! She even told us that a new roof DOES NOT increase the value of a house!! This is FALSE-any appraiser would disagree with her on that! 8) When Kathleen was our buying agent in 2016, she downplayed every inspection issue, including a bath tub blockage, and said it was "not fair" for us to ask the sellers to fix many things. However, when we hired her to sell the same house, she expected us to fulfill EVERY unreasonable demand of the buyer and show repair receipts! This is DOUBLE STANDARDS at its worst! 9) She TOOK OUR LISTING OFF THE MARKET immediately after the option period and gave several excuses for it! When asked why even her website or her realty was not showing our listing, she said that was how the San Angelo MLS worked! This is FALSE because I've seen San Angelo homes with the status "pending sale" or "under contract" even after the option period. If Kathleen treats even her repeat clients SO POORLY now, what can be expected for first-time clients?! It appears her focus now is to make a quick sale and get her commission, even if her clients undergo a loss in the process. We would NEVER AGAIN recommend Kathleen OR her realty to anyone, and we have discouraged our neighbors, friends and co-workers at Goodfellow AFB from doing business with her.
