I usually don’t write reviews for tours, but the one I had today was so good, I’m sold on this place. Chris the agent for the building gave me all the details about the neighborhood, local spots, and the building itself. He was very honest with all the details I needed. After touring so many places, it was refreshing to have someone who’s honest, knows their stuff, and is super easy to talk to.

Some things I’m excited about at this building: the gym, lounge areas, super clean halls, study spaces, covered parking. The apartment itself has everything I need—great water pressure, solid AC, tall ceilings, bright white lighting, and tons of space in the living room and bedroom.

Definitely recommend!

Has been here a year and a half. The management team is terrible. Every time I had concerns or issues and reached out they would likely responded you the first with a promised due date time to get things resolved but never followed up or waited for months before getting back and that was only after bombing them with phone calls and emails. All they want is to push you to sign a lease (even that they failed to send my lease on time twice during when I needed to renew my room). EXTREMELY TARDY!!! I have no idea what the management/leasing office are doing on daily basis. Besides there are numerous times when the water turn ice cold especially during the winter with cracking wooden floor only after a few months stay (and this is a newly built apartment!). There were also people stealing from the delivery room and my packages got stolen twice and it took century for management to respond and the only thing they can do is show you some CCTV videos and let you retrieve them/file a claim to the delivery company yourself without any compensation even if they are managing the delivery room. The soundproofing of the room is also terrible. You can always hear noises from the streets especially during the day and rush hours. Overall very unpleasant experience living here. Please avoid this property at all cost. Most of the other 5-star comments are most likely overrated. Can't wait to move out. 😞

I’ve been living at Arbol by Gomes for a few weeks now, and I can honestly say it’s been a fantastic experience so far. The building itself is beautiful—modern, comfortable, and well-maintained—but what really made the difference for me was the whole process leading up to moving in.

I had the pleasure of working with Eddie, the leasing agent, during my tour, and he made everything so easy. From the moment I walked in, Eddie was super welcoming and knowledgeable. He took the time to walk me through the building and the different floor plans, and really answered all my questions without making me feel rushed. He was clear about the application process and made sure I understood every step, which made me feel really comfortable and confident moving forward.
The application process itself was a breeze.Everything was straightforward, and Eddie made sure I was up to speed on what I needed to do. It was nice not to deal with any surprises or delays, and before I knew it, I was all set to move in.

Now that I’ve been here for a few weeks, I can say it’s been smooth sailing. The apartment is great—spacious, with plenty of natural light—and the building has all the amenities you could ask for. It’s been a really pleasant transition, and I’ve been enjoying my time here so far.
Overall, I couldn’t be happier with my decision to move to Arbol by Gomes. The whole experience was easy and the building itself has lived up to all my expectations. If you’re considering moving here, definitely ask for Eddie—he’ll take great care of you!

Arbol by Gomes on Orange St in Newark is a great place to call home. The units have stylish finishes, like hardwood floors and stainless steel appliances, and they get plenty of natural light. The fitness center is a nice perk, too! It's super convenient for commuters, with easy access to highways and public transit. Plus, the neighborhood has a fun mix of restaurants and parks. Overall, I highly recommend it!

Not a fan of writing reviews, but this building is a block away from 280 which is the perfect location for me and roommates commute. The price was also perfect for our budget.

TLDR; if you have a car or need to use public transportation, want washer/dryer in unit, never care to step outside or care about local activities, are ok with shitty amenities at luxury prices, AND you have no other options or backups, this is a fine place. It gets the job done. But if you don't want to save your money and can literally move anywhere else that isn't infested with pests or mold, move there.

This apartment is 100% not worth the price. Not because of one more heated complaint about a missing security deposit or unrealistic expectations of maintenance, but because it's just simply not worth the price tag. The building itself is located in an undeveloped part of Newark. Next to the building is an abandoned mid-construction lot that hasn't been touched in the nearly two years we've lived here (at least there's an uninterrupted miniscule NYC view from my bedroom). In front of us is a disgruntled makeshift $150/mo paid parking lot with iron fencing sprinkled in trash. Beside the building is Arbol's very own abandoned construction plot (rumor has it it was once a promised dog run, something they used to market to people as a bait and switch), also with iron fencing and littered with trash. This very lot *used* to be infested with box beetles that made using any outdoor space impossible, but after constant complaints, they finally debugged that plot. Every day during any non-winter month, alcoholics and what seems to be unhoused folk stand around the perimeter or crowd around the liquor store next door. Several times, neighbors have shared video of them peeing on the property and once even defecating (I can't blame them, this "luxury" building" offers nothing back to it's low-income neighbors).

As for the building itself. Management is only helpful and communicative when it comes to leasing and getting paid. They have a constant change of hands, probably due to being underpaid and having to deal with too much from residents (it's all circular, I feel bad for them, too). The amenities are almost always partially broken or run down, something they somehow charge $50/mo for. One of the two elevators is always down for maintenance. Deliveries are often left unsecured *outside* of the designated package room. The maintenance team will mark requests completed without ever attempting to complete them and have historically come to "fix" something, only for it to be a bandaid fix. The walls scuff easily because cheap, matte paint is used for all rooms except the bathroom. The cheap cabinet hinges always fall apart. The only internet connection you can use is 5G wifi, which always drops. The walls are thick but the floors are EXTREMELY thin. If you don't live on the 2nd floor (its a cement floor underneath, directly above the common spaces) you can literally hear and feel the creaks under your foot, that's how flimsy they are. The electric bill skyrockets because the windows aren't properly sealed or insulated and both winters and summers rack up bills over $200/mo regardless of any eco efficiency.

The only upside is that it's sandwiched between Broad St. station (nearby at an 11min walk, but that entire walk is between two industrialized streets that are unsafe to walk at night) and the Norfolk St. light rail stop (nearby with just a 5min walk and just past a few schools, but you have to cross a no-crosswalk two way street that's unsafe during commuter hours). This comes in handy because if you have a car, parking is abysmal and street cleaning towing is enforced 15min before designated times. Save yourself the $300 to pick up your car and just use public transportation.

If you have no other backups and must live here, it's doable. We made it work. But if you can save your pennies and go somewhere else worth spending them, do yourself the favor. Promise me. It's not worth the hassle.
