Please, please, if you are intending to rent From this management company… Don’t. I could tell you many stories, but this company takes advantage of the renters and do not provide service. The company turned over the property without they themselves inspecting it for the condition. Then you as the renter are now responsible for all as is conditions. They give you the opportunity to document what is wrong with the property. Once documented they do not do little to nothing to fix it.
One more thing, you will never see your security deposit, despite leaving the property in better condition than when you rented it Again, don’t use this company if you’re going to rent. If you are a homeowner wanting to rent your property through them DONT. This way you decrease their inventory and hopefully put them out of business.

This is my 1st 1 star review that I ever made... We have a previous property manager and then the place was sold and this company was the new responsible management... Brock took care of us, and this is nothing personal about him (he always responded to our emais and calls)... We showed him the problems and the condition of the house (lifted hardwood floors, old carpet, bad paint, broken tiles in the laundry room, cracks in the garage ceiling and the closet)
After a hurricane, the hardwood floors started to get worse and they just sent two guys ,who only inspected and left...
After 5 months, it was Never fixed so we had to cover with our rug
We lived in am apartment for 5 months or more with a broken floor and the management company did not do anything to fix it. People could have trippes and been hurt.
Anyway the big problem here was... When we decided to move out they send a email with a bunch of requirements about cleaning and leave the place immaculate clean almost sterilized...
We took 3-4 days to do the cleaning and the response was. You guys leave "uncleaned" spots and they send 30 days later our check with the description of the "fixing" removing $950 for painting and cleaning.. are you serious? You guys hired Pablo Picasso?
There were also items on the letter that did not apply at all to this unit. Replace a bulb on 30' high
Lastly, we left the place cleaner than when we received it at move in. But they don't care about the previous ownerships conditions...I'm not asking for the money... But this is arbitrary... Corruption and honestly I don't see the point to have a 3rd party that just inflate the price and never take care. Nothing better than negotiate straight with the owner, in highly recommend be aware because this company have the bad reputation about security deposit

This company is terrible (danger Will Robinson) renters count your fingers if you shake there had. From the very beginning its be the worst experience. We are not a low end rental tenant we sold our Oceanfront home in Cocoa Beach and needed a place in Orlando as I was start a new business and need to be centrally located. This was a$4000 per month rental in downtown Orlando 19th floor overlooking Lake Eola.
from the beginning the range/cooktop/oven went out and took them 6 weeks to replace it. The Kitchen sink faucet when out and never did fix it I had to to go buy one myself and replace it. the same with paddle fans, bath fans I could go on and one. We did have a great view.
This brings me to the return of our $4000 Deposit they have not responded to my request as to where my $4000 deposit is. Are they returning it in full or keep part of it for no reason. I'm going to post the move out photos. We left this place new home move in immaculate quality. Oven and refrigerator clean baseboards cleaned floors steam clean tile floors toilets bathroom showers perfect everything perfect being builders we wouldn’t have it any other way
I'm only giving them a 1 star because they don't have a 0. So depending if I hear from them within the next 24 hours I may raise it two 2 stars.
We do have a recommendtion use Urbanista Brokers ""Downtown Paul" these guys' have it together.

Horrible service rented for 4 years they raised my rent 20% after the first year, when I moved out they charged me 1000 for there washing machine they took out of the house before I moved in . Absolute scam artist do not trust them. All liars and play games with your “double deposit”.

If only I could leave zero stars. This review is aimed at the consistent unprofessional behavior displayed by the property mangers who we dealt with while living at 1810 Geigel Ave Orlando, FL. Additionally, this is the best way I can warn anyone from renting at that address. The landlord was extremely difficult to deal with from the beginning. He refused to approve replacement of appliances in a timely manner. The flooring had gaps in it that we were told we just had to deal with it , and our infant son was injured as a result of this. We had a dispute regarding the security deposit and Rosa the property manager could not be bothered to respond to us for over a month. I contacted Justin V who I was told is the senior property manager who also could not be bothered to reply to my emails. While the neighborhood is desirable, the experience working with homevest and especially this landlord was a horrible. Please save your family the trouble and look elsewhere.
