We came to Houston on Friday night and found out our hotel is not what we expected at all . We didn’t like the area or the room. The parking was $70 per night!
We found this amazing house only 10m away and as soon as we arrived I could breathe again.
The space is amazing, it was clean , spacious, my kids were thrilled to have their own room. I brought my computer with me and had so many spots I could sit comfortably and there was even a designated one. The neighborhood is nice and quiet. Honestly, I would give it 10 starts if I could. And the communication was absolutely fantastic. My husband wanted to get a hotel close to the Toyota center, this house is super close and has all the advantages a hotel room does not when you come with your whole family. Now I’ll make my self a cup of coffee and kickstart this day the right way 🙂

Goldnest property management is the absolute best. This is not a small property management group with a couple employees and a few properties. They are a large organization with a beautiful office in Dallas, fully staffed 24/7 with service professionals that handle every aspect of property management. These guys have tons of properties and they have years and years of experience. They have seen it all and they are more than prepared to handle it all.

As a real estate investor living in California with an Air BnB in the DFW area, I am completely hands off. I think of property management in two different categories. 1) Managing the online presence, the rentals and keeping vacancies to a minimum and 2) Managing the house itself.

When it comes to the management of the house, I feel like they are taking care of the house as if it were their own. Every aspect of home care is covered from the landscaping to the pool to the appliances and every working piece and part inside the house. All repairs and maintenance is handled by professionals who specialize in the trade and handled immediately. And the house is beyond clean at all times. They also have some cool technology that allows them to monitor the home while not interfering with the privacy of the guests, so the risk of something inappropriate, or worse happening is taken out of the equation. As an investment, under the care of Goldnest, the home gets better all the time and the value of the home continues to grow.

As for the rest, and the rest is a lot… Goldnest is extremely impressive. They handle the pictures, the write ups and marketing that goes on all the sites. Goldnest has access to all the sites that matter and they have a young fresh vibe in the way they write up your home and present it on each site. From the minute the guest comes in contact with your home, they are entertained and engaged. Maybe this is why in the “slow season” the house seems to be continuously rented. I don’t know how they do it, but they keep vacancies to an absolute minimum.

Last, these guys are great at the “Tech”. part They have an “owners portal” that makes it so easy as an owner. You can see a calendar of all the rentals and you can see the daily rates for each day. They use a dynamic pricing system that maximizes profits. They have a finance page that breaks down every expense and everything is very transparent. You see what’s coming in, all the expenses and have a clear understanding of exactly what you are going to make every month. There are also year to date totals and lots of data and analytics so you can analyze your home’s performance in any number of ways. These guys are smart. Very smart.

I will say that when I started doing this, I tried to save money by going with a smaller management team. That was a huge mistake. What I was saving in management fees I was more than losing in so many other ways. I now spend a little more to have professional property in Goldnest, and as a result, I am making WAY more than I ever have and more than I even thought was possible. And my home is being maintained to a standard that is higher than I would have if I were living in it.

If you are looking for a professional organization that is going to take great care of your home and make you lots of money, your search is over. Goldnest is simply the best.

Goldnest is the Property Management company we chose to manage our house when we moved out of Houston. Best decision, ever! They are super professional: the process started with their team coming to out house to make an assessment of what we needed to update to get top dollar. They offered the options for us to do it by ourselves with a list of short term, mid term and long term priorities, or they could do it with their own team. We chose a mixed combo and the house looks so much better. Check the pictures on this review and you'll see what I mean. Then, we joined their platform which broadcast your property in multiple AirBnB like platforms, some of each, dedicated to the Oil and Gas Industry, The Medical Center and others. They also have a very competent team that manages all the bookings, guests and maintenance of the property so, in summary, 0 worries for the property owner. Long story short, we couldn't be happier with their service and the revenue we have been collecting from this partnership! I would strongly recommend Goldnest to anyone who is planning to turn their property into an investment property.

We talked with several property management companies and Goldnest stood out among the crowd. We were new to STR and didn’t really know where to start. Goldnest’s extensive experience was helpful - they guided us on what exactly we would need to set up our home, offered design services, helped us identify contractors who could assist in some renovations and repairs, and they were able to point us to insurance agents, utility companies, and anything else we needed. They are smart, friendly and readily available to answer any questions - within minutes. And as seasoned investors they always have keen insights on how to SAVE money as well, offering advice on what we needed for our home, as well as what we did NOT need for our home and would only serve to waste our money. We also appreciate their online portal which makes it easy to see the bookings, earnings, expenses (with receipts provided), fees, etc. Goldnest stays on top of local regulations that are ever-changing regarding short-term rentals, so you won’t be surprised by new requirements at the last minute. As an STR owner, the satisfaction of our guests is of primary importance. We consistently receive excellent reviews from our guests. The guests appreciate the quick responses they receive, as well as the quick resolution of any issues. And Goldnest responds to our guests politely and respectfully - even if the guest is being unreasonable or rude. In addition, guests always comment that our home has everything they could need for their stay and that it is beautiful, impeccable and clean. Goldnest handles everything for us, from lawn care, routine maintenance, non-routine maintenance, housekeeping, replacing items as needed, wrapping the pipes during a freeze - they’ve got it all covered and we trust them to handle anything that comes up and loop us in only when necessary. I have always had great experiences with VRBO & writing about my disappointment with Goldnest Property Management who managed our last VRBO rental & the resolution weekend of May 31–June 2. I contacted Goldnest to inquire about having my daughter & her family over during our stay. I completely respect their rules & desire to maintain a standard of hosting responsible adults. Before booking, I made sure to address all concerns & questions regarding the additional guests, I had high expectations for the property & our overall experience.
Check-in time was 4 pm. We drove to Dallas from Houston & received a message asking about our arrival time, with a heads-up that maintenance was scheduled for the property to ensure a comfortable stay. I replied stating between 6 & 7 pm. We arrived at 6 to find cars & a group of people inside working. The workers requested we remain outside. We left & returned at 6:50. We entered the house & the smell of chemicals was overwhelming, it was full of flies, & the furniture & carpet were wet due to cleaning. Kitchen windowsill full of dead flies, cobweb at eye level in the corner & 2 dead bugs smashed on the wall – all of which should have been found by cleaners. Back of a chair was broken, TV in the primary bedroom was unplugged & disconnected from the cable & the remote had no back or batteries-when we added batteries it did not work-could not control volume or change channels. Kitchen outlet did not work & there was a broken handle on the kitchen cabinet. Trash outside was overflowing & flies were everywhere. The conditions were less than ideal, & we paid too much to find the house in this condition, as well as not even being able to check in when we arrived. Any one of these issues alone would not have been a problem under normal circumstances.
I immediately called the number to report issues & followed up with an email. I received a prompt reply with apologies & an offer of a $250 refund stating the previous guests left the house in a messier state, contributing to these issues.
While I understand the situation & they were trying to ensure a clean place for our stay; the fact the previous guests left the house in a messier state should not be our concern. That was unfortunate but our experience should not have been based on the previous renter. After we returned home I emailed Goldnest all the concerns listed. We made a refundable deposit of $495, which seems standard, likely, the previous guests' deposit would more than cover our first night. While cleanliness was an issue, our overall experience was further affected by a one-hour delay in accessing the place, which already occurred two hours after the designated check-in time. This delay, combined with the wet furniture & carpet, made our first night far from enjoyable - we were unable to relax, sit on the furniture, or walk on the carpet in the bedroom & spent the rest of the evening resolving many of the issues.
Despite the challenges, we took it upon ourselves to address & resolve these issues, including cleaning, removing dead bugs, purchasing bug spray to address the fly issues as well as tending to wasps nests outside the front & back doors. We had high hopes for a relaxing weekend, but instead, we arrived feeling stressed & frustrated. I believe a fair resolution would be a refund for the first night’s stay, totaling $426 as we were unable to properly enjoy the first night due to the delay in accessing the house, addressing the issues, & being unable to fully utilize the house (i.e. wet furniture & carpet.) While I did receive a refund of $250, our experience with Goldnest fell short of expectations, & I urge future renters and property owners to proceed with caution. Clearly, Goldnest is not concerned about the experience of the renter. We left the house in better condition than when we arrived.
