It's been a pleasure working with David & Gayane at Biayna Engineering.

They performed a Soft Story Retrofit for a 1960s multifamily building. Much like all construction, there are always issues that arise. They took care of all the issues, and the installation was quick and professional.

Not to mention their price was good and communication was spot on. The only experience I have with David and his team is Soft Story retrofit but I'd definitely give them 5/5 in that category.

Biayna Corporation handled my LA soft story retrofit project for a 3 story building in a highly professional manner. I will not hesitate to work with them on similar projects. David Muradyan, a USC graduate structural engineer, and the supportive staff there are a group of dedicated, hard working and helpful professionals.
Prior to making a decision I visited them and found an active office and felt easy that I could be able to communicate well with David. I used emails, texts, phone calls and personal visits and all were handled promptly.
My original building blueprints proved helpful. Use it if you have one. LA building and safety will likely not have it.
I chose Biayna because their bid was very reasonable and that they handled the project from start to finish obtaining LADBS final Certificate of Compliance.
Biayna installed 3 Moment Frames in highly detailed manner. I was present in a few of many scheduled LADBS inspections. LADBS head inspector complemented David Muradyan.

Biayna handled the mandatory seismic retrofit for our '60s three-storey apartment building just last month, and we're very satisfied with the job they did. We received so many junk mailings from other construction companies advertising their services for this type of job. We looked them up and saw almost none of them had reviews online (not on Angie's List, Yelp, Google - nothing!) and the few reviewed had poor ratings. We can imagine now the nightmare it would have been if we hadn't pick the right company for the job. We threw out the mailings and searched companies online. Biayna stood out. They answered our questions and explained everything we needed to do on our end step by step. The engineers, construction workers, office staff, everyone was diligent and very professional. They handled the nuts & bolts of the job so well that any worries we had about such a large project were gone early on. We had no complaints from any of our tenants either. Our thanks especially to Hrach and David in the field and to Gayane and Sona in the office for everything they did to make it go smoothly and stress-free for us. They were knowledgeable, honest and helpful from start to finish.

I had four companies come out to evaluate a major structural foundation issue on my hillside property but they either didn't want to take it or could not figure it out.

David found a creative fix with a reasonable budget. They engineered and constructed the foundation and the retaining wall in no time.

Even the city inspector was impressed at the structural engineering design. Lucky to have found them.

RPA Reseda LLC. who owns a 50 unit apartment in Reseda Ca. was required by City of Los Angeles to implement "Soft Story retrofit" to our 1960's built building.
We invited 5 Design/Build contractors for proposals. After careful study of all proposals we found BIAYNA's proposal to be most comprehensive and factual, included every aspect of the project from beginning to obtaining Certificate of Completion from City of Los Angeles.
We awarded the Design Build contract to BIAYNA, During the Engineering/permitting and construction periods we found BIAYNA to be most competent/orderly and cooperative. During construction BIAYNA managed and dealt with the 50 tenant's parking spaces, never had any issues with any tenants during the construction.
We congratulate BIAYNA for completing our complex project on a timely manner without any change order.
