The HOA fees are ridiculous!!! You have to pay two HOA’s one for your community where your home is located and one for the whole community. The HOA rules are strict, no parking outside your garage, no holiday decorations out early. No decorative lights strung on any rails.
Homes are over priced made with the cheapest materials. No washing your balconies since there are no access to water. And it’s gets really windy so your nice patio set will always be dirty and filthy. These are fast builds so quality is not the first priority. For your first home, I would not recommend. Plus it’s very windy in Valencia hard to enjoy the outdoors. But they are beautiful on the inside but is it worth it for your first home, no. The sales people are like used car sales people, they will promise all the perks of the community like the pool & cabanas, clubhouse, garden… you have only one pool for the whole community and they have not opened the clubhouse yet and you can’t get a cabana by the pool in the summer. But will promise they will open up more pools/clubhouse and perks. till they sell more houses.They have multiple issues from leaks, cracks, etc. You are better to buy an older home and remodel it your way with quality materials.
