This is a true account of my experience in dealing with Pinnacle Home Services and Jim Lopez.

In summary I feel scammed. The results they promised both verbally and in their contract were never going to be achieved using the methods they proposed.

My property had a sinking foundation and they proposed lifting the sub-floors to remedy it. Telling me jacking my floor will somehow lift the houses weight OFF the exterior load bearing walls and foundation. Do what?! You may think that’s crazy, but how was I supposed to know? I trusted this company as the expert.

As a property owner, who lives out of State, all I could do was take their word for it. How would I know that lifting the sub-floor wouldn’t fix the foundation? I relied totally 100% on their “expert” professional guidance, and boy was I wrong.

After much thorough research, speaking to 3 other foundation companies, and researching the products he used. Turns out what he did was NEVER going to work in the way he described nor deliver the results I was promised.

And that is exactly why I ended up with distorted sub-floors.

Probably to his surprise, I flew out to the property to see the work being done, and thankfully I did. They lifted the sub-floors so much they completely bowed my flooring to the point it was starting to split at the seams and made it COMPLETELY impossible to lay any flooring down.

Weeks prior to their work I had a flooring company come out and measure, we were good to go. Now, I cannot lay flooring because of his damage.

Prior to their work I had no flooring issues, now I have lots. They literally did not fix one single thing but caused a whole new problem.

Then he has the nerve to stick me with a Mechanics Lien, which in order to do so implies that the contractor made an IMPROVEMENT. Well, there was ZERO improvement, only damage.

Jim Lopez either knew beforehand that this cockamamie idea of his would never deliver what he promised because crawl space jacks are NOT designed to fix a sinking foundation and being I was an unsuspecting out of State property owner could make a quick sale, or he has no business working on foundational structure work.

They pulled no permits nor involved a 3rd party structural engineer to verify their plans or work. To the contrary he admitted while two other witnesses were present how he recommends crawl jacks so he can skirt around getting a permit. We could not believe our ears.

Unfortunately I was not able to research this company thoroughly enough before hiring them. I trusted him, their fake reviews, believing he was the “professional”. Turns out he has 12 violations with the California State Licensing Board, and had been involved in two cases where fraud/misleading practices were involved.

I hate posting negative reviews, but what they’re doing is no joke, messing with peoples housing structures like this. I would hate for this to happen to another innocent homeowner. He has cost me massive delays in my project creating loss of rental income.

I feel scammed and really taken advantage of and this company should be completely avoided.

Omg. We’ve spent the last five years trying to resolve high humidity levels in our crawlspace. We bought the house in 2017 and a year later I became very sick and a year later we identified toxic mold as the source of my illness. We spent thousands of dollars in remediation and thousands more trying to fix humidity issue. Humidity levels were consistently in 80% to 90% range. There was no obvious source of moisture intrusion. We had multiple crawlspace experts evaluate the space and none of their recommended fixes solved the problem. We were hours short of signing a full encapsulation contract and decided to have Pinnacle come give us their opinion. They identified the problem immediately! The previous owner’s home improvements had eliminated four crawlspace vents. We hired Pinnacle to add four vents and the humidity problem was resolved immediately!!
Everyone we worked with at the company was friendly, professional, timely, and the cost was a fraction of full encapsulation!! So happy and highly recommend and trust them!! Only wish we hired them five years ago!!

Wow. What a great experience. We had called two other foundation companies and we felt really good about Pinnacle. Not only did they level our house the cracks in the walls disappeared. We are with the work they did. Very Honest people there.

Had some problems with two sagging walls in my house and had zero idea how to fix it or what even caused the problem. Googled that it might be a foundation issue. Called up Pinnacle and they came out super quick and confirmed that it in fact was just that. Turns out I had some erosion happening under my house causing some shifting. All fixed up and square now!
