I am a Chinese international student, and my friends live in this building, so I often visit them. I’ve been deeply impressed by the facilities here. I'm a current 235 Grand resident. I'm surprised to find many positive reviews that specifically mention good interactions with Domingo (a concierge here). It's not hard to see why these might be false. You just have to interact with him to know the truth. His tone is often neutral to arrogant. On many occasions, I got a notification for a package delivery. Upon asking the front desk (Domingo), he would just say "come back in 15 minutes" in a not-so-nice way as he is arranging many packages. I don't really understand why you register the package if you are not ready to hand it over. On other occasions, he is just simply not there at the front desk even though he is supposed to be there.

The management of this building doesn't really care about the truth behind Domingo's behaviors or in fact truth about anything. There has never been any survey conducted. If you want to know the truth, just hire a professional 3rd-party company to conduct a survey, and ask residents how they feel about everything here. Can assure that some air-conditioning units in the build are extremely loud (as mentioned in another negative review here). Loud enough to wake you up.

I've been living at 235 Grand for almost 2 years now and I have to say it's one of the best apartment complexes I've lived in! Recently, I had an issue with my apartment keys - Michael, Jorge and Ivan came to the rescue and were able to fix the problem right away. I’m a makeup artist, and the modern and artistic design of this place perfectly matches my aesthetic. The area is quiet, and the building is very pet-friendly, with a dog park and pet treats available at the front desk of the reception. The gym is well-equipped and has a great atmosphere. AVOID THIS BUILDING

I’ve been living here for over a year. While I initially appreciated the building’s modern interior, decent gym, and relatively affordable price compared to others, I’ve decided to move out due to the following unacceptable experiences:

1. Disrespectful and Rude Maintenance Team

I work from home and always provide my availability to ensure maintenance doesn’t interrupt important meetings. Despite this, maintenance workers would regularly bang on my door until I opened it, completely disregarding my schedule. I complained to management, who apologized and promised to address the issue.

2. Unresolved Heating Issues

The A/C system in this building is cheap & outdated (old GE Zoneline PTAC units) and entirely unreliable. Maintenance came to my apartment twice to address heating issues (short cycling and thermostat malfunctions) but failed to fix anything. Eventually, they closed my request with a note saying there’s ā€œnothing they can do.ā€

Here’s what I experienced:
• When the outside temperature is above 35°F, the A/C overheats the room, going as high as 72°F despite being set at 68°F.
• On colder nights, like December 21 at 4:30 a.m., when it was 30°F outside, the A/C kept turning on and off every five minutes. My indoor thermometer read 71.5°F. The noise and overheating made it impossible to sleep.

The units are not only loud but also dirty, with old filters and coils that cause allergy issues. I started experiencing allergic reactions whenever the A/C is on.

In addition, because of the malfunctioning thermostat and short cycling issue, our monthly electricity bills during the winter are a couple hundred dollars.

3. Retaliation, Dishonesty, and Gaslighting by Staff

After complaining to management about the heating issues and unprofessional behavior of the maintenance team, I experienced blatant retaliation and lies from staff. For example:
• On December 28, I requested that the A/C filters be cleaned due to my allergies. No one showed up on December 29. When I asked the front desk about it, the concierge, Steven, told me the maintenance worker (Martinez) was avoiding me because I had previously complained about him.
• Steven also lied to me by saying Martinez wasn’t in the building in the afternoon, although I saw him earlier in the morning. However, when I went down to the front desk, I saw Martinez there myself.

Steven then called me again (a conversation I recorded) and changed his story, claiming they needed ā€œmanagement approvalā€ to clean the A/C filters. When I confronted him about previous times they had cleaned the filters without issue, he blamed my ā€œattitude.ā€

4. Offensive and Unprofessional Behavior

When my boyfriend and I went downstairs to speak with Steven in person, he made the situation even worse. Among other rude remarks, he insulted my boyfriend by saying he ā€œdoesn’t have any ballsā€.

This type of dishonesty, retaliation, and outright offensive behavior from staff is completely unacceptable and shows a total disregard for the residents.

Bottom Line:

This building may look appealing at first glance, but don’t be fooled. Between the outdated heating system, rude and retaliatory maintenance staff, and the blatant dishonesty and unprofessionalism of the front desk, living here has been a nightmare. Avoid this building at all costs.
